As @Ann Bellamy mentioned, please be VERY wary of those out there who are saying you "need" to get into a mentoring program or take classes or the like, to be successful in real estate. There are lots and lots of guys out there just trying to take your money without much value to you. I say this from experience. I was in a mentoring program for 8 months, and I didn't do one deal. Some people in the program did but MANY others didn't unfortunately.

The forums on here have almost, immeasurable amounts of information on wholesaling and will basically be able to answer any question you have and walk you through the process completely. And If you are a PRO member, you will be able to download all the contracts that you need right from the site and you should be good to go. Everything you will need should be right here at BP. If you ever have a question that you can't find an answer for, just ask and there will be someone out there that can probably give you an answer. The podcast is full of great information as well.

I don't want to seem like I am against being educated, because education is definitely a good thing, however, I am extremely sensitive to people paying tons of money when they really didn't need to do so to become successful in real estate.

Attending free or low-cost REIA meetings is also a good idea so you can network with other successful investors.

Congratulations on getting started, @Rain Rinaman!!!!!!!

As @Dante Devine stated earlier, don't procrastinate, just do it!

My advice to you is to listen to as many of the Bigger Pockets podcasts as much as you possibly can to get lots and lots of great info on wholesaling. They will definitely help steer you in the right direction.

I am also a newbie wholesaler, however, there is a title company up here that I will be using to do my deals when I get a deal to close. But here is my advice on finding a good one. There are title companies and/or title attorneys all over the place. You can easily find some by doing a google or yp.com search, BUT here's the key: Call them up and ask them simply "Do you do assignments or double-closings? (Which is another way to close a wholesale deal in some cases) If they say, "no, that's illegal" (which I have been told some will say), then just don't use them. If they say "of course, all the time" then you're good to go.

As far as buyers, I think you should be able to find them rather easily at your local REIA meetings. (I suggest going to those as much as possible regardless of if you're trying to find buyers or not.) Also, you can find them on www.biggerpockets.com/meet. Some suggest using Craig's List too, but that is a strategy that I have not tried as yet.

In terms of negotiation, @J Scott and others have written some pretty awesome posts about this subject [here] and in other forum posts. This is a topic that I am not all that good at so far so contact check out the posts from the experts by searching in the forums.

My advice to you is to:

Listen to all the podcasts. Especially the ones on wholesaling.

Visit every REIA or networking meeting that you can (the free and/or low cost ones, of course) [As some stated in other posts, beware of the sales pitches. Don't buy anything!]

Search the BiggerPockets forums for any questions you have and if you don't find an answer, ask away. (There are no stupid questions!)

Be careful and do your due diligence on a deal, but don't let analysis paralysis stop you from getting started. Just start doing stuff. Every little bit you do every day will get you closer and closer to getting a good deal.

Welcome @Naomi Marie!!! And the country sincerely appreciates your service!

This place is a great place to find out about real estate investing without having to deal with someone trying to constantly sell you something.

The first place I went to when I first got here is the podcast. It is loaded with detailed, actionable content to get you started. Especially the podcasts about wholesaling with @Sharon Vornholt and @Jerry Puckett. Also, as said in some podcasts, it's good to know what a rehabber knows to give them really good deals so check out the podcasts with @J Scott and @Marty Boardman. But all of the podcasts are good in general.

Also, make sure to network with other investors in person as often as possible at the local REIA's. There are plenty of free Meet-Ups (Including some BP meet-ups) in the area. (If I'm not mistaken, weren't you at the Traction (DC/VA) REIA once or twice?) I try to go out and meet other investors as often as possible, so I suggest doing that to others as well.

Furthermore, there are lots of great contracts and other useful forms in the fileplace to help you get started as well!

Thanks @Dev Horn!! Yeah, the template I have currently makes the images so large. I will see if I can change those or not.

I had no idea it was going to cost that much just to get a lead via those methods. That's one thing that I was concerned about.

That idea about splitting them up is a VERY good idea. I think I will implement that on the link on the first page.

@Rick H., getting licensed is definitely something that I have strongly considered doing and probably will do in the not-too-far future. That's a great suggestion.

@Andy Collins, I guess that's understandable, but it still seems like getting some % of list price is better than 0% of list price because it's been sitting for years. But maybe they are much more patient than I.

@Jerry W., good point. I would definitely need to cover myself in that regard. Maybe this idea is just more trouble than it's worth. I don't know. Just something I was wondering about...

Welcome @James B.!! Congrats on purchasing your first new home!! There is tons of info here on BP so just about any question you have about real estate can be answered by someone on here or by doing a 5 minute forum search at the top right. Just be sure to be active on here and network with people in your area using the network tab and listen to as many podcasts as you can. There are quite a few podcasts which have good information on buy and hold investing.
