Post: Looking for a property to renovate and sell in/near NW Philly!!

I am looking for a property to fix and flip in the NW Philadelphia area. The areas that I am most comfortable with are Germantown, Mt. Airy, West Oak Lane, Cedarbrook, Cheltenham, Manayunk, Roxborough, Chestnut Hill, East Falls, Wissahickon, and some parts of Olney. However, I am open to looking at something in another area if it is a good enough deal.

I am using a well-funded private lender so the purchase price is not really an issue. My preference is a profit of around 20%-30% (of ARV). My private lender can quickly submit his POF when I am ready to make an offer and he is able to close in 2 weeks or less usually.

I have begun interviewing General Contractors and I have a few in mind that I will get bids from so that part should be covered as well. I am planning to get at least 3-5 bids to make sure the numbers provided are approximate.

My brokerage has a title company that they use and I would strongly prefer to use them because they are familiar with all kinds of crazy situations and should be able to handle most properties that are given to them.

I am a licensed real estate agent, so I have the listing side covered after it is done.

In terms of level of repairs, I would strongly prefer to do a full gut of the house that way I will be sure that there are no secrets anywhere in the house, hidden behind walls, under floors, etc. So the cost of repairs doesn't make a difference as long as it doesn't exceed the profit numbers listed above.

Good morrow,

I have recently moved from Baltimore, Maryland back to my hometown of Philadelphia. Due to family issues, I am currently unemployed with no income and looking to work for an investor in my local market. My time is usually very flexible and allows me to work within someone else's schedule quite well.

I have been educating myself on the topic of real estate for about 3 years now via podcasts, books, the experience of others, etc., and have even had a few properties under contract. Even though I have never had any deals go through, I am not someone that is "brandy-new" and can understand tasks that may be required of me fairly quickly. Also, I am currently also enrolled in the online course to become a licensed real estate agent and should be done with that course shortly. I have my own vehicle and am able to travel, if necessary (within reason).

Some things that I can see myself doing for you include: Talking with sellers, doing property assessments/analyses, following up with leads, taking pictures of properties, managing sub-contractors, performing BPO's, CMA'S, making offers, driving for dollars, utilizing electronics (software/gadgets), etc.

Extremely tedious tasks such as hand-writing 1,000 yellow letters, putting up 500 bandit signs, etc., are not my strong suit., but I am open to hearing about any and all tasks that  you feel would help to expand your business in a short amount of time.

I completely agree with everything @Paul Timmins suggested!

ESPECIALLY the part about listening to the podcast. Honestly, the podcast completely changed my mindset about real estate. I had been a little down about not getting a deal after being in the business for so long (14 months at current) but every single podcast guest says to just stick with it and you will get a deal eventually.

So my advice will also be to NEVER give up! No matter how hard it may seem, there is always a way to find a good deal... You just have to know where to look. And if you get lost, you have the entire BP community to help you! :)

That's exactly the information that I was looking for. Networking is what I'm most interested in and I am also interested to see what vendors are there.

If there isn't supposed to be any pitching, that's fine. I can tolerate the "soft pitch"... It's that "the first 10 people to follow me to the back of the room AND buy my $10k course can qualify to win a new Lamborghini!!" kinda crap that makes me sick to my stomach. Lol.

Seeing as how I am not an experienced investor by any means, the speakers will probably share some things I'm not aware of, so that might be a plus as well.

I definitely think @J Scott should try to become a speaker at REI Expo 2015! :)

@Brian Gibbons , I am totally unfamiliar with lease option assignments and subject-to lease outs. I will be scouring the site and your stuff to get more information on these subjects.

I've met @Ned Carey at a BWI Meetup before but I didn't get a chance to talk to him much. I will see if he has any information about these subjects or advice. His suggestions are always priceless judging from some of the forum posts of his I've seen.

And I've been wholesaling for a little over 12 months now, but I haven't had much a marketing budget, which is one of my main restrictions, in my opinion.

I try to go to the REIAs often but I've been somewhat inactive in the past few months as I try to get finished with my degree. After graduation, I plan to network like a madman to see what I can get done from getting my name out there.

@Scott McMahan , that's a good point about putting money into marketing, which I, admittedly, need to do more of... :-\

You mentioning the marketing aspect puts me on the fence now...

Maybe I will only do one if I can get if for little to no money down with a property that has some equity in it.

Thanks for bringing this point up to me. Marketing is definitely the most important thing any investor can have so I shouldn't take money away from my business, unless absolutely necessary...
