Welcome to BP @Eveian Salmon! I hope your investing career goes well in the states!

My recommendation would be to listen to the Podcast as much as you can and also, to find your local REIA by going to www.nationalreia.com and network with other successful investors as much as you can! Some REIA's can be a bit of a sales fest (not all, but some), however, most of the ones that I have been to were GREAT for networking with others in the business! Good luck! :)

@Tom Sylvester , Thank you very much for the detailed and honest critique!

The logo was done by me but that's something that I figure will be ever evolving throughout the course of my investing career, but your point about it being too simplistic is duly noted.

Do you suggest that I move the image I have on the selling page to the homepage? My thought process was that the nicer image would have a better emotional response but maybe that's not the right emotion I want to invoke

The social media icons are contentless because some of them were just started and I haven't been able to put content to them as yet. The note you made about it showing that I am not experienced is also, duly noted. I will take them down until I can get some more content on them.

Why do sellers get scared away by too many fields to input? I'm confused about that. Not arguing with you at all, but just trying to understand that concept. If someone is a truly motivated seller, shouldn't they be willing to do whatever it took to get their house sold? I guess I don't understand the psychology of the seller well enough.

In relation to your question of why I haven't done a deal yet, in the year I've been doing this, I think it's a combination of some things. Partially, putting a few properties under contract that just weren't deals but I was led to believe they were. Also, not having enough available resources to do as much marketing as I should have. Furthermore, grad school kept me pretty busy. But school is almost over now (Exp Grad May '14) and I am determined to be a successful investor no matter how long it takes so I definitely won't give up. Hopefully by this time next year, I will have a much different report to give.

Hi there BiggerPockets cohorts!

I am proud to say that I have finished my lead generation/buyers zone website! I didn't have the money or time to make them separate so I just made the part for sellers visible and the part for cash buyer and investors hidden and password protected. Please give me as brutally honest of a critique as possible. If you think it plain ole sucks, feel free to say so. Lol. Any suggestions and helpful hints are greatly appreciated! :)

I am still a newbie with no deals closed yet, even though I started wholesaling almost a year ago, so hopefully this site will help me out with that. I know it's not required but hopefully it is worth the time I put into it.

The link to the buyers zone is at the bottom of the "Join Our Team" tab. The password is "epspropertiesforsale". The images I have used in this section are for demonstration purposes only and not under contract at the present time. However, I will make sure that all of the information that I have listed will be given with each property that I put under contract from this point forward. If there are any rehabbers in the room, who have suggestions on what other information they would like to see, I welcome those suggestions.

The social pages are pretty empty right now but I will do my best to get content on them soon.

@Bryan L. , that's a very, VERY good point you just made. And I agree with you that everyone can use a little mentoring at some point in their career, especially when they are trying to move up to the next level. As long as the less knowledgeable party isn't being severely taken advantage of then that's just fine when you put it into that perspective.

@Bryan L., that sounds REALLY slimy... And I'm guessing this guru was charging double for that because he's a "super-guru", since he's giving how-to sessions now. Or maybe even that price squared since he is probably touting exponential returns on the investment for his slimy systems. That just sounds all kinds of wrong there. Hopefully one day these guys will wash the slime off and actually start investing...

@Matt Buckels, that's true. There's lots of stuff out there and I guess it's just a situation of Caveat Emptor, as with all things that you buy...

@Dev Horn, wow. I had no idea that expected failure rate was so low! That's very unfortunate. I wish more people knew about Bigger Pockets... I'm sure there would be a lot less failures...

@Michael, those are some pretty good points. There are some slimy gurus out there but there are also some who don't charge absurd amounts fir their products and actually provide actionable content with the continuous upselling. I know one like that who only charges $40/month for her content, which I subscribe to. She's pretty good. Although her one-on-one coaching is around $8k, the stuff she gives out for $40 is still pretty good.

Yeah, I agree with that concept completely, @Tracy Royce ! It's always best to just be open and honest with people you are doing business with. Thanks for the well wishes! Glad everything worked out well!

And @J Scott that's an understandable position to have. A guru is a "user-defined" value I supposed.

And thanks on the kudos, I am definitely not going to quit. My desire to be a successful investor is way too strong to give up no matter how long it takes! By the way, your site is awesome! The way you analyze every deal is very inspiring and just provides concrete evidence so there's no way someone can question anything you say. As someone that is very analytical and number-minded, I would like to do that same thing with my deals once they start coming as well! (If that's alright with you that is...)

I agree @Bill Gulley . It is very crucial to watch who you partner with and to make sure that they trustworthy. I think I may shy away from partnering for a while for that very reason until I can figure out a good way to vet potential partners.

That's a very true statement you made @Shariyf Grevious . Federal accreditation of a university is A LOT more trustworthy than some guy saying he's "done hundreds of deals" and can "make you wealthy beyond your wildest dreams" with only one or two success stories to base this statement on.

I'm beginning to develop the philosophy that if I can't find it here on Bigger Pockets, then it must not be worth it. Lol. I'll stick with BP for all my educational needs. Two nights ago, I had two questions and I found the answer for them in less than 20 minutes by doing a forum search... What's not to love about this place?

@Tracy Royce , it's because one of the people who responded used the brand name "Rolls Royce" in his comments. Lol.

You make some valid points. There is some validity to wanting to get paid for your time and resources at some point, but most of the ones I've encountered just seem to not be able to help themselves from doing the scummy tactics (upsell, hard sell, emotional trickery, etc) but kudos to the ones that don't do those things that I haven't met yet!

And wow!!! That's very unfortunate that you were taken advantage of like that by someone that you were just trying to help. That just goes to show that no matter how nice and kind you are, there will be someone out there somewhere who wants to exploit that kindness. I really hope you were able to sue their slimy @$$es for every dime that you deserved!!!
