Looking for a property to renovate and sell in/near NW Philly!!

I am looking for a property to fix and flip in the NW Philadelphia area. The areas that I am most comfortable with are Germantown, Mt. Airy, West Oak Lane, Cedarbrook, Cheltenham, Manayunk, Roxborough, Chestnut Hill, East Falls, Wissahickon, and some parts of Olney. However, I am open to looking at something in another area if it is a good enough deal.

I am using a well-funded private lender so the purchase price is not really an issue. My preference is a profit of around 20%-30% (of ARV). My private lender can quickly submit his POF when I am ready to make an offer and he is able to close in 2 weeks or less usually.

I have begun interviewing General Contractors and I have a few in mind that I will get bids from so that part should be covered as well. I am planning to get at least 3-5 bids to make sure the numbers provided are approximate.

My brokerage has a title company that they use and I would strongly prefer to use them because they are familiar with all kinds of crazy situations and should be able to handle most properties that are given to them.

I am a licensed real estate agent, so I have the listing side covered after it is done.

In terms of level of repairs, I would strongly prefer to do a full gut of the house that way I will be sure that there are no secrets anywhere in the house, hidden behind walls, under floors, etc. So the cost of repairs doesn't make a difference as long as it doesn't exceed the profit numbers listed above.
