There are a number of really great channel managers including Avantio, Lodgify, BookingSync, Rentals United, myBookingPal, & Rentivo. 

I'm not entirely sure how each differs in pricing and features, but I hope this helps! 

Shoshawna, what town is it in? Other costs that will factor in to a short-term rental include marketing & booking costs, occupancy taxes, toiletries, & potentially an on-site manager (if you're using one & not doing a fixed rent arrangement).

Should there be no HOA restrictions on short-term renting, I'd be happy to help look at your possible short-term v. long-term rental income earnings. Your costs will likely be higher with a STR, but given the right circumstances (and Fort Lauderdale is a good market for vacation rentals), you'd likely end up making more. Just make sure you have the right insurance as well should you go with a vacation rental. As far as absorbing the unpredictable occupancy rates, I can help you look into fixed rate short-term rentals to see if that would be a profitable option for you. It's basically a hybrid of short- & long-term rentals where a company would buy out your rental weeks & rent them on a short-term basis.
