For most companies, it includes marketing, booking, cleaning, turnover, dealing with guests, etc. It likely won't include light maintenance & utilities.

Sam,

You could self-manage even from afar. You could essentially outsource any part of it that you wouldn't want to do (i.e., cleaning, bookings, etc.) and automate the rest with lockboxes, etc. 

Another option is to find a property manager. The average commission rate for that is 24% (although that average does not include additional fees, charges, etc.). 

With a property manager, you could also arrange a fixed rental agreement. There, they'd buy out your available weeks at at fixed rate (benefit there for you being no risk associated w/ occupancy rates & seasonality).

I'm not sure I agree. With sites like Airbnb & VRBO getting something like 60 million unique visitors, I imagine it'll be difficult & time-consuming to compete with their traffic & SEO rankings. 

If you're going to link back to Airbnb or Flipkey, bit.ly would work!

Hi Stephanie,

There are a number of really great property management companies in that area that might be willing to offer guaranteed income in exchange for the right to manage the home. That could be one way to secure a more risk-free source of income from a vacation home, & you can always get projections before purchasing a home to see if it would make sense for you.

Are you doing a fixed rent arrangement on the short term rentals with your manager? If so, I'd definitely let go of your tenant.
