Post: Best Places to Buy Short-Term Rental Property

Hi BiggerPockets,

I frequently see people asking about the best U.S. markets for investing in an Airbnb or vacation home, and my company decided to put out a free report on the subject.

The report pulls from a number of data sources including Everbooked, our proprietary data on rental income, purchase prices, taxes, insurance, as well as the regulatory environment, and you can click on individual markets to see the ROI score, average rental income, etc.

Panama City Beach, Gatlinburg, Galveston, Palm Coast, and Savannah are in the top 5 markets, while Nantucket, Beaver Creek, Aspen, Telluride, and Palo Alto fall in the bottom.

Here is the link to the report along with a preview: http://hubs.ly/H041b-W0

Hope this helps!

All my best,

Monika

@Toni Murray, how has your experience been thus far with the Dunes onsite manager? I've had a number of homeowners come to our site looking for new management after working with the onsite manager there.

@Anu G., I'd love to help you find a management company in the area. Let me know if you want to connect offline.

Hi Shiela,

My company recently looked at home prices in comparison to the rental income a person doing a short-term rental could expect to make, expenses, etc., and PCB was one of the best U.S. markets for investing in vacation rentals.

I also have to agree with just about everything @Brendan Harrison said (although shopping for a property manager can be super easy—it's what my company exists to help homeowners do). Having a local, reliable cleaning and maintenance crew can definitely make or break a vacation rental for homeowners self-managing remotely, and home automation tools are basically necessary for anyone looking to manage from afar. They can also help you make money (80% of guests prefer smart tech, and 60% of guests would pay more for a home with smart technology).

To answer your question about how much time it takes to self-manage, HomeAway users reported that it takes 10 hours per week on average.

Ah, @John D., I wish our report covered that! Unfortunately it is a bit more generalized. I frequently reference these articles from Tripping.com, so (while they definitely don't directly answer your question), they are useful in determining what features in what markets are viewed as most valuable:

@Darrin Gross, I'd love to look at your property or listing and see if I could help!

In terms of ROI, PCB, Jacksonville, Navarre, Fort Myers, & Daytona Beach are some of the best.

While they're known as vacation rental markets, Naples & Siesta Key are actually some of the U.S.'s worst in terms of ROI for vacation rentals.

My company is about to release our latest report on the best places to buy vacation rental properties, so I'll be sure to send it to you guys once it's out. ;)

Have to agree with @George P.. Using "oasis" in the title is a good way to separate the property from the area without drawing additional intention to the surroundings.
