One of the links shows where we have to pay, but I think I'm changing my mind. I hope all counties aren't like this. I wouldn't want to pay to access this information.

Sac/Placer counties

 Thank you Mark! I tried using both links but unfortunately wasn't able to find which houses are not probated. I'm looking to see where I can find the info as I've heard that they are supposed to become available a certain day out of every week. This second link would require information that I don't have or know about.

Figure out it's ARV based on comps in the area. Similar houses/ sizes/ near by and what they have sold for.

Subtract from that the amount of repairs this house will need to get it to similar selling condition, selling costs, holding costs, your assignment fee, and the minimum profit a flipper would require on it. 

The number after after all that is your maximum offer. 

If they take that offer ...then there's a deal. If not- there's not. Your current information doesn't tell you if this is a potential deal. 

Thank you Natalie for your help, I appreciate it. Do you recommend any resource for finding comps especially considering that I am not a real estate agent and do not have access to the MLS. I'm not sure if there is a general site to use, or what resource is best.

And another question, I can do some calculations first determine if there is a deal before I even give the potential seller a call, correct? Meaning, I can use the information to decide whether it's worth pursuing before I even go to a location physically and check for pricing costs for renovations, etc.?

I am just trying to identify good wholesale opportunities, as I'm new at this. 

I found a property in San Antonio, Texas

So far, these are the statistics:

Appraised: 72 k 

Improvements: 61,620 k

Land market: 10,380 

The way I understand to check on whether or not this is a good deal (I have not gone out to see the property nor have I spoken with anybody) is the following:

20% Higher than the appraised value; thus: (72k x 0.20) = 14,400 then I add this value to the original number, thus 72 k + 14,400k = $86400 k 

Then I would subtract 30% of this value ; so 86400 - 25920 = $60480

The last step would be to subtract the improvements; thus in this case our improvements cost more than the value I received...so this wouldn't be a good deal where there is any money to be made. 

Is my thinking correct? Help! 

BTW, I'm using BCAD.ORG as the website I'm getting property info from.

Hey guys, long story short, I'm working on my first wholesale deal soon and I decided to make a website! I don't know much about marketing, etc, and I literally just threw this together so I'd have something to put on my business cards...but do you have any suggestions on anything I should add or take away from the site?

Hey guys, I am looking to acquire info on probated properties in San Antonio, Texas, in particular, Bexar county. The only thing I've been able to find is this:

Basically I'd like to know if I am in the right place of seeking info (contact info of administrators and also probate attorneys for the administrators, and some property info, etc...)

Just in case if you didn't want to actually go on the website, let me copy and paste what it says:

THE BEXAR COUNTY
PUBLIC INFORMATION NETWORK

The Bexar County Public Information Network (BCPIN) is a system designed to allow clients to access and view public information stored in Bexar County's computer system. To use BCPIN, the subscribing client needs a personal computer (PC) with a modem and recent version of Internet Explorer or Netscape Navigator Software. The BCPIN systems are:

COUNTY CLERK PROBATE RECORDS:
Probate Civil Court cases handled by the Probate courts.

Other systems may be added in the future, at no additional cost to current subscribers. A manual is provided to BCPIN subscribers, along with a training class on the various systems.

To subscribe to the BCPIN service, simply fill out the Contract and Security Clearance form and return them to Bexar County Information Services with an initial sign up fee of $100.00, made payable to the Bexar County Clerk. Various passwords will be assigned for access to the systems. A monthly invoice will be sent to each subscriber for the following charges:

A transaction is defined as each time the Enter key is pressed, a Function key (e.g.: F1, F2, etc.) is pressed, or whenever a screen pops upon your monitor. The system is not available beginning at 5:30 p.m. each weekday evening while maintenance is being performed on files. The time required for maintenance varies from two (2) to four (4) hours. When maintenance is completed, the system is available for access.

Your computer must be capable of running Microsoft Internet Explorer version 4.01 or better, or Netscape Navigator Version 4.7, or greater, to use our services, and must have a modem capable of 9600 baud rate or greater. For best results, we recommend a Pentium class computer running at 266Mhz, with a 56k Modem.

Am I at the right place? And also, the fees that they mention, do you think it's a bit expensive relative to your county's fees, if any? I'm trying to start off by wholesaling and don't really want to be putting a lot of money down into anything to be honest, since I'm trying to build capital, but probate looks quite interesting. I'm not sure if it's worth the money, specifically this money...

You sound like you are willing to do some work. Do the smart work. YOU make some calls to people or send private messages. I have my email and my cell phone number below and on my profile. Most people say they are willing to get started, but they will not pick up the phone and make a cold call. It is really not even a cold call; we are all here on BP to help each other. Good Luck!!!

 Thanks for the great reply, I appreciate all of your help. I am definitely excited about this journey. I guess I need help doing one so I can get a feel for it, because I've never used a contract before or gotten a title put under my name (not sure how to, how much to charge, and some other details, etc.).  But I will definitely reach out to you if that was an invitation!
