Now I am curious. If you are someone like me who has no intention of getting a license what is the best way to determine a properties value? I have been using the appraisal district of each county to do that for now. Then check the houses next to it. Is this a good way to determine market price?

I will use a realtor to sell but I don't want to waste  her time by having her look at every single deal I may come across. That would just make me mad if I were her.

 My 100% exact thoughts and questions! And I was actually using the appraisal on the county websites until somebody on here told me it was not accurate. It left me not knowing what to do.

Hi guys! I am going to start doing a daily deal analysis (will post one on here every once in a while), and would like feedback on my calculations and whether or not I am doing something wrong. Correcting my mistakes is the only way I can improve. None of these examples I'm posting I am actually using, I just randomly found on sites. 

I am going to post a link with the calculator info I created for a property, can you please tell me what I did right, what I did wrong, and how to correct any mistakes? Or any suggestions. I'm looking for specifics and nothing general. I really want to get this down.

Is Real Acquisitions reliable as is the MLS for determining ARV? I am really looking to find a very reliable site to find sold property values, cause I now understand if the ARV isn't accurate then all other calculations may be thrown out.

Another side question if you don't mind me asking, is it fair to use the average of 7 or 8 nearby similar houses to the house in question to determine ARV? That's how I've been trying it so far with my limited resources.

 Welcome to the club! And that is a good idea that you are trying to find work perhaps as an agent. I am in the process of trying to do the same thing eventually. As for properties, I'd use the calculator on BP and try inputting stats for a few properties you may be interested in online. Then, if it makes sense, ask to see these properties in person and make an offer if it's a good deal. I'm also looking to invest full time in San Antonio, basically with no money down. If you ever want to link up, let me know. I'm also new at this. I currently have a mentor and I suggest you get one as well.

I basically would like to house-hack, looking to live in it and get a good monthly cash flow. Will use FHA loan to finance. 650-750 SQFT per unit preferably. I'd be willing to check into anything up to the 150k range. Must prove to me that it can provide good cash flow for rental as this will be used as an investment. Not too many repairs and even if tenants are already there, that's fine.

Thank you for letting me know that, I really appreciate it! Do you happen to know any reliable resources besides the MLS for determing ARV?

Is there any tutorial on how or where to accurately gather information for the calculators, especially the wholesaling one (so I can present great deals to buyer)? I know there are ? marks explaining it a little but even then I'm finding a hard time looking to get the information off the internet.

Hey guys, hope all is well and everyone is making great deals. Right now I am trying to practice deals analyzing since I'm trying to wholesale, I'd like to be able to make sure I'm offering great deals. My performance is being hindered by not being able to access the MLS. I was wondering if anybody could share their user and pass with me? (Saw this advice from an article on BP!) I'm not an agent and so I won't have access to it, till my wife (hopefully in a few months, passes her agent licensing exam!). I'm not sure what I could offer in exchange for a MLS user and pass, but if you're willing to offer it, shoot me some ideas and I'll try my best! Thanks so much.
