@Colton Johnson you've got some great advice here so far. 

I agree with @Jake Wiley. Finding a niche to focus on is critical. You'll need to research many real estate investing strategies to find the one that fits with your goals and personality, but once you do, pour gasoline on the strategy that you like and forget about the others for the time being.

Connect with others that are successful in your chosen niche. Watch youtube videos and read books on the topic.

Finding a mentor can be a great way to cut the learning curve, but be careful who you choose.

Finding a niche and focusing on it will help prevent you from shiny object syndrome and shorten the time it takes to get in the game.

Riches are in the niches.

@Michael A. in addition to what @Pat Lulewicz said, we really like Burlington and Mebane, which are 25 to 40 minutes outside of Durham. You can still hit the 1% rule there. Reach out if you have any questions about those areas. Good luck!

@Juan Montano unless you have the cash or someone in your network that will give you cash, you'll probably need to go the hard money route for at least the foreseeable future. Use hard money to build your flip portfolio so that you can leverage your experience for future, better lending options. 

In Chicago, you can use North Point Lending (I've personally used them on several deals) or Renovo, among many others. 

Aloha capital isn't based out of Chicago, but they lend across the country and have favorable terms. I've used them on projects as well. 

The most important things to focus on in your first deal are buying right and finding the right contractors.

@Matthew Masoud I purchased a building on the south side of Chicago where all units were filled with squatters that responded to me in the same way. It was stressful, but I got all four units vacant using cash for keys. DM me if you want to talk about my experience and how I was able to turn a hostile situation into one that was manageable.

I live in Chicago, and my partner lives in Napa, but our wholesale and investment business is in North Carolina. We've found a lot of success there and want to replicate our team and processes in Texas. We're thinking of anchoring in San Antonio.

@Chad Dickenson we use Aloha private lending for our front-end purchase and rehab, then refinance into their 30-year product. Rates are in the mid 4's for their 30 year. I believe you can refi after 3 months as long as you've used them for the acquisition and rehab. Hope this helps!

We’re looking to fill our Dispositions Agent position immediately for the Greensboro/Winston-Salem/Raleigh/Durham, NC market. As a Dispositions Agent, you’ll help us get in touch with new investors and work with current investors to sell our properties under contract. A large part of this position is prospecting over the phone, via email, in person, and over social media, so if you’re not okay creating relationships out of cold and warm connections, this is not the right position for you. We are looking for someone who can talk to people and negotiate and sell deals!

Our Acquisition Team’s responsibility is to find off-market properties and negotiate with sellers to get their properties under contract. Your job is to build our investor/buyer list and sell the properties that we get under contract to that list. Therefore, you must possess the ability to quickly build rapport, have cold conversations, follow up persistently and sell properties!

This is not your standard 9-5. But, if you have grit and are determined to build a life of financial freedom for yourself and your family, this is the right position for you. Responsibilities:

  • Making and returning phone calls to/from investors/buyers
  • Aggressively building our investor list through social media, email, and phone calls
  • Sending out email campaigns to market our deals
