I decided to give them a shot for a trial period. I negotiated the monthly price down significantly, and if you are going to use them, I suggest you do the same. I have called and emailed 8-10 leads that I was interested in and only 2 responded. With one, the seller decided not to sell after all, and the other really made me think about Z-Buyer. When I spoke with the seller she was puzzled that I would be calling to buy her condo "out of the blue." I explained that I saw her condo for sale on Z-Buyer and she responded that she never heard of them. Then she said something strange, "out of curiosity, how much was the condo listed for on that website?" When I told her, she said, "If I was selling my condo, I wouldn't sell it that cheap."

I complained to Z-Buyer about the lack of qualifying leads as motivated (as they proclaim), and the response was simply, "we endeavor to qualify each lead as a motivated seller."

For me it isn't working and I am cancelling the service. It's a good concept but it is still lacking.

Don't forget to account for the back payments that will be due. I normally do not justify my offers but rather tell them that it is the best I can do. I don't want to get into a discussion on value with someone who is emotionally invested - they will ALWAYS say the house is worth more than it is.

When I was contacted by a salesman she said leads are acquire through various websites, such as: www.FastCash4Homes.com www.Quick-House-Buyers.com www.Fast-Cash-House-Buyers.com www.Sellersaide.com www.sellmyhousefast.us.com www.webuyhouses.be The salesman explained that once sellers opt in and provide their information, someone from their company contacts them to get more detailed information to qualify them as motivated or not. I have not used their service but I wanted to pass along what was told to me. I heard of ZBuyer from a podcast (not BP). That person said it should be used as one component of your marketing, not as a replacement. The host did say sometimes you get good leads, other times the sellers aren't motivated.

@Zach Schaar 75% motivated sellers is very good - a better motivated response than yellow letters. So you are doing 1 deal per week using Z-Buyer, correct? How long have you been using them and how many counties?

Zach Schaar have any of those leads turned into deals? From what I understand about Z-Buyer, they have a system where they qualify leads so the leads sent you are motivated, not retail sellers. Has that been your experience?
