Sorry - I hit post before I was done. Recently I bought a house to fix/flip and used the Zillow solds to get ARV. Then my partner ran a check using the MLS access that she has. The MLS results were the same as Zillow's and Trulia's. Again, I would not go with Zestimate but good tool for solds.

I agree that the Zestimate is not accurate but Zillow and Trulia is good to find sold properties.

I would say the decision on what to do is dependent on your plans for the house. I am doing a rehab on a house that I will be flipping which is located in a decent neighborhood. The house has an extensive amount of wood paneling and after much consideration I chose to rip it all out, texture and paint - which I'm glad I did. My contractor primed an area and painted so I could see how painted paneling looked and I felt it looked cheap. But if I were in a lower end neighborhood I would have painted.

Ken Rishel Thanks for the response, Ken. This park is definitely a 4 or 5 star community. I will start by speaking witht he park manager. My initial thought was to sell it to a cash buyer vs. a Lonnie deal because it needs updating.

Belinda Lopez Thanks for the response. I agree with everything you said. This would be my first venture in MH's as I have been doing SFH investing. The only reason I am entertaining it is because the MH is in a fantastic golf community that is really well kept - and I can get the MH for nearly nothing.

I have the opportunity to pick up a doublewide in a really nice 55+ golf community for a great price but I have read that investors should stay away from 55+ communities. Lot rent is $461/month. Can anyone provide feedback? Are there issues I need to be aware of?

I plan on selling the unit as is (needs updating).

I have to respectfully disagree with Michael as far as being able to answer Justin's question. Tracking your results is marketing 101 (often discussed on BP) and not just for responses but deals. So those who use both methods of marketing should easily be able to provide this data. That is a question I would really like to know.
