Simon Campbell Even with HOA, it's real good cash flow. From what I have read, preparing individual leases for each "room" is the best direction to go. I'm curious of the "hidden" pitfalls of college condo ownership.

My son is going to the University of Florida this fall. Although freshman must stay in a dorm their first year, I am looking at a 4/4 just on edge of campus now so he has a place for soph-senior years,which will cash flow well.

Anyone experienced in buying/renting in college towns? What problems have you experienced? Tips? Trouble renting during summer months?

My YL experience seems to match others mentioned. I was strictly using post cards, probate leads, and Craigslist but read how YL was THE marketing strategy. I have sent out two mailings to a list of 400 and my response rate is nowhere near 10%: 5% for first mailing, less than 1% for the second. Of the responses, owners just want to know what their house is worth and would sell "if the price is right", obviously not a motivated seller. I used Listsource for my list but 18% were returned as undeliverable or no forwarding address.

Disappointed with the results, I did another 1000 postcard mailer, utlizing a list I bought from the County, received only a few calls, BUT signed a deal from one of those calls.

At this point I am going get a fresh scrubbed list but I'm not sure if YL will be my next move.

I have had a few "stop sending me letters" calls but that's about it. Most yellow letters "responses" that I have experienced are tire kickers.

When I first heard the "static", I thought it was a bad download - digital issues. So I delete and reloaded only to discover it was intentional.

Ned Carey I did wholesale deals. In June 2012 I mailed out 1000 postcards to absentee owners. On the 1st of July I received a call from the mailer and I eventually closed that deal in September (it took a while because it was a 14 unit deal!!). But the first deal I closed, in August 2012, was from a Craigslist ad.

I did direct mail with postcards and Craigslist advertising. Closed on my first deal in 2 months. Then my 2nd deal a month later. Timing is everything!
