Thanks Alison - my list targets only out-of-state owners then I filter for those with 51% equity or more. But as mentioned I have had a very low response with my post card campaigns.

Thanks Jon. How many yellow letters do you send out each month? Are they for absentee owners? I read a post by Michael Quarters and others that suggest yellow letters for mailing 1, 2 and postcard follow-up with mailing 3,4,5, etc. What system do you find works best?

You are right - it's all about deals. Though I have had poor response rate, I did one deal from my mailings which netted a very large payday.

Jon - No, I have not tried yellow letters. The list criteria was out-of-state owners with 51%> equity in homes $75,000-$150,000. The list is only three months old. I thought a list 3 months old is relatively fresh. Can you elaborate?

Michael - As for expectations, lacking direct mail experience I can only follow the comments on BP for successful rates. BP investors have said 1-2% is a normal response rate to post cards. Some profess to be getting upwards to 10%. I understand its a numbers game, sprinkled with luck of timing. I plan on continuing my monthly mailings but if the response continues to be low, I will have to reevaluate.

I have sent postcards to the same out-of-state, equity owners list for 3 months (1000 owners) and have only received 2 calls (tire kickers). Has anyone else had such a low response rate? I got my list from Listsource.

I believe in consistently targeting these owners but it is easy to become discouraged.

I also have a probate list of 200 estates with properties in my area and I have sent letters for 4 months but have received only 1 call.

Suggestions? Input?
