The information provided by guru's, whether via their programs or free podcasts, is the same found by researching on the Internet or here at BP. But there are those who need hand-holding to start; and if that is you, then go for the guru. Just be cautious as there is always an up sell at some stage of your "training." Everything has a price.

I was 52 when I started real estate investing. Like you, I wish I had started 20 years ago. I began by wholesaling (which I still do) but have done a fix/flip and current am looking to build my buy/rent (I co-own one property I acquired subject-to and have contract on another property).

My partner on a fix/flip used the MLS to get comps. We compared them to the recent comps that were on Zillow and Trulia, and found them to be same. I agree that the Zestimate isn't accurate but the recently sold properties are.

It seems the majority of this thread's responders believe fake ad bandit signs are not appropriate. Furthermore, bandit signs in areas where posting such are illegal is equally frowned upon.

So as long as bandit signs are legal in your area, I take it everyone is okay with using bandit signs to solicit sellers.

The "fake" property techique (bandit signs or phantom Craigslist ads) is being taught by MANY, MANY "gurus" as the best way to build your buyers list (many are BP members). When I started wholesaling, building a buyers list was supposedly priority #1 and using signs or Craigslist ads was the preferred "easy" method according to the gurus. I didn't use signs or phantom property ads but rather I simply put an ad on Craigslist looking for buyers. It worked. I don't believe bandit signs are misrepresentation because a buyer has a choice to give his imformation or not to the wholesaler. I agree with Edward - from my experience, when you find a killer deal, the buyers appear.

Hedge funds are buying up a lot of property in Orlando at inflated rates. Many are sitting empty waiting for renters. The funds are buying REO's so targeting direct owners is the way to go.
