Greetings. I see more and more investors are approaching property managers to get an advise about what even to buy.   Start with looking for the best in the area and consult with them. Ask what types of homes and ares are most promising. Then navigate your search. After ask PMs to give you an estimate for projected expenses and possible earnings. Good Luck.

Hi. I own and manage homes in Kissimmee. Investing in STR may not be a greatest idea, but what is the issue with long terms? Yes, STR are converting into long terms at the moment, but we also have the highest migrating inflow; so, I think we are in the very good shape with 99% average occupancy rate. Sorry, I have no idea about other locations from your list 😞

Hi Andrew! Every HOA is different, but we have seen how HOA may go up from $300 to $450 in 3 years. Non mentioning Oak Plantation in Kissimmee, which made to $1500 monthly dues this year according their HOA budget 🤦‍♀️🤪

Greetings. I am local to Orlando/Kissimmee area, where we buy and manage homes; manage both long and short terms. Orlando market has high migration inflow, and we can’t complain about occupancy rate  at all. Just pick the right strategy. Right strategy for the right property.

HI Roxy. You made some valid points.  I would add that I do not see rental value going down in Kissimmee area. Oviedo and Alafaya/ Avalon are great areas because of good schools and UCF.
