Also, make yourself familiar with determining a Seller's motivation and understanding seller situation. Once you have gotten better with this, it's easier to distinguish if it will be a good deal or not. You may look in all those places but what you're really looking for is a Seller who's motivated to sell his house at a price that will allow you to structure a good deal.

Welcome to BP, @Hector Ramirez ! I'm a wholesaler so I'll suggest that's what you do too. :) Seriously, when I was starting out, I had no experience and knowledge about Real Estate Investing, not a lot of money as well. I tried Wholesaling and fast forward to 3 years, I'm still doing it and lovin' every moment of it.

You'll eventually find your niche in this business but Wholesaling is definitely a good way to start for anyone. Tell us more, your goals, experience, situation that may help other Investors here give you helpful insights.

Hi, @Account Closed ! I've developed a system for my business to do wholesale deals virtually. Like @Melodee Lucido , I mostly partner with other investors in that area. My VA's talk to the sellers, gauge motivation, get details and then my partners on the ground run the comps and come up with offers since they know the areas better. VA set the appt, Partner visits the property and discuss contract and lock deal with seller, then proceeds to market to his buyers.

It's not as simple as it sounds, of course... but it's not very complicated either. Basically, all I did was market for the sellers list and from there, I just monitor a lead's progress until the deal closes.

I do this kind of set up for different areas outside of my state but my biggest and most consistent market is Philadelphia.

@Twanna Lee , You would have to ask the attorney of they are able to do so. In most cases where you have states that border each other that is possible but again check.

@Phil Eck , I'd like to commend you for starting this topic. I'm also a big believer that Health is indeed a person's greatest Wealth. At one point, when I was very busy trying to learn and grow my Real Estate Investing business, I have overlooked my health. But I am definitely trying to do better with it now. Eating healthier, working out and making the right choices. I'm still amazed at how improving my health and lifestyle has positively impacted the way I do business. I think more clearly, have more focus, become more creative, always in good disposition and I feel great!

Always making sure I begin everyday making healthy choices and a lot of gratitude. :)
