I own 2 in Big Bear Lake and managing 10 others.
3 best things: Money in all seasons, love visiting up there, love the local people I have met.
3 worst: Just like anywhere- help is hard to find, too many people buying thinking they can make the Big Bear money and charging too low when they see it's a lot of work.
Would absolutely buy in again. But now looking to buy in Joshua Tree to diversify. I know- 3 years too late- but JT tourism continues to grow. They are even paving streets now!

Your cleaners will also let you know what they like you to get in terms of towels and comforters and things like that. It just depends where they do the laundry and how much time they need in between renters

What a terrible winter weather wise. Throw that on top of rental units went from 1,200 2 years ago to almost 6,000 this year since everyone found out how great the ROI was and you've got what we call, over saturation of a market.

And @Kevin Yi most homes in Big Bear come furnished. Since it's so much turn around, usually you can get some newer furniture, although some are from the 70s and those needed to be switched out.

@Kevin Yi I also have a relator and with them I take you around Big Bear and show you the different areas and give you numbers of what homes would rent for and why one is better than the next.

@Mark P. it is very hard to start a VR in Big Bear. And some people don't realize that. I have been lucky enough to help out some of this forum and now manage for them, while others have (from this forum) taken complete advantage of me by telling me they were hiring me to manage and then for months, as they were in the process of buying, pumped me for info, had me come up and help find them a place, have me recommend decorating ideas and then once the place was closed, cut me off so they didn't have to pay me because they suddenly decided how easy it was. (good luck to them) It's not easy- it's a lot of work, always being on call 24/7, dealing with horrible renters sometimes who will lie to try to get money back or who will steal things and destroy homes. It's rewarding and it's money coming in, but it's a hell of a lot of work and coordinating cleaners, spa, check ins, answering calls at 5am, setting special loud alarms on your phone to wake you up at 3am to approve a new booking...etc
