Yeah I'm out for now- I own 2 and manage 20 in Big Bear for almost 7 years now- and when I see the $200k 600sq ft homes suddenly selling for $380k in Big Bear- it's not even worth the investment at that point.

Yeah that's the conundrum. Homes have gone way up in price but rentals are now three times more than they ever have been. How long does that keep up? And then suddenly you're stuck 5 years from now with a 30-year mortgage not making triple becuase travel has opened back up? That's the issue

I own 2 and manage 15 others in Big Bear. Once we opened back up in May we are renting all the time at 3 times normal rates. It's a little nuts. People can't travel like they used to so they are all visiting Big Bear. 

Meanwhile- home prices in Big Bear have skyrocketed- what used to be a great ROI for a 3+1 900sq ft at 250k is now not so great ROI at 325-350k (Prices jumped that high that fast)

I don't think I've ever had a three-day break in the seven years I've been managing my cabin. That sounds like a not good property manager who told you that. Some cleaners are charging 10 or $20 more for the cleanings, and we just have the renters pay for that

I actually don't do a thing on Instagram for any of my 20 cabins and I'm rented out 200 nights a year at probably double the market rate at this point. A lot of the big companies are still using old pricing sheets and not paying attention to how things have changed to due to the pandemic

Would love to hear from individuals as well as companies who rent out in PS. How bad are the restrictions? I own 2 cabins in Big Bear and manage 15 others where restrictions are pretty easy- but I'm looking to branch out. Kept thinking JT but I really love mid century modern homes.

Right now everything and anything. Big Bear- like I'm guessing all areas of SoCal are sold out all the time.

Completely depends on locale. Where I am- we are now sold out non stop and at 4x the normal rate.  People can't leave the US and want to be able to drive to a vacation.

Big Bear is year round. I own 2 and manage 15 - they average 220 nights rented a year. With Covid that will be well over 250 nights a year and maybe 300+ if this keeps up.

Yep I've been looking Yucca and JT for years stupidly didn't pull the trigger. Although Big Bear is so crazy right now- nothing can beat that ROI
