I am still looking in the PS area to add to my Big Bear properties- would love a mid century modern- but yeah, PS is out of the question.

Seeing how this is going. I own 2 homes and mange 15 others in Big Bear and now looking for a place in JT_ but design is daunting. Big Bear is easy- throw in some bears and you are done! JT seems to be much harder.

My big bear rentals average 220 two 250 nights rented a year. It is a Four Season Resort. Things have changed a little bit because of how much competition there is being, so I'd say those numbers are probably come down 10 to 15 nights over the last year

Agree. If you can self-managed you absolutely should. Basically if you are always on your app and can answer somebody on Airbnb within 10 minutes, and can deal with the crazy renters on a Friday night at 11 you can't figure out how to put a light bulb in, then yes I always tell people self manage. It's not easy, but it definitely will make you more money, is that hassle worth thirty-two 35%? That all depends on your time. And like I said in Big Bear finding good cleaners and good maintenance people that is the battle

I can certainly talk to you about managing. Honestly the numbers have changed before I would tell you to not maybe get that small the cabin, but right now smart cabins are renting out better as we are not allowed to rent to multiple families due to covid-19.

I do manage for quite a few cabin like I said I have two of my own and 14 that I managed to other people and people are making their own money. Some have decided to self-manage and then they have realized how difficult that is. Big Bear is not an easy place to deal with finding really good cleaner, to trying to make sure that you bring in good renters. It's a Weekender place that can be a little tough sometimes. But I still always make sure that my owner are making their money and I consult with them even before they buy to make sure that the return on investment make sense for them. The last year has been more difficult as there are so many more people renting and not having correct pricing and low-balling. But that because of covid-19 away quickly. We're seeing home starting to sell. And I think you have one more shut down that's definitely going to change a lot

Hi, I own two homes, and manage 15 others, success is obviously based upon a few factors, how much did you pay for the place, how much of a mortgage do you have, did you buy the right place that makes all that money plus, back. Obviously if you bought four years ago your home is much cheaper than if you try to buy one now at the height too. And that definitely makes a difference.

Hi I'm here in Maui now and also starting to explore buying here. I own 2 in Big Bear Lake California and manage 20 others and looking to expand into other places. Seems like the biggest hits come on HOA fees- seeing over $800 a month for 1 bedrooms and on taxes. Would love to learn more and maybe even take a peek at some places while I'm here.

Yeah, I'm still planning to buy in Joshua Tree. I wouldn't consider it up coming at this point. I think four years ago was the time to buy, but I certainly think they're still opportunities. But the competition is definitely way more Fierce over the last three or four years, very similar to Big Bear may be a year behind or to what big bear has become.
