Palm Springs has regulated short term- so they are out. Same with Anaheim. 

I wouldn't rent to anyone who would go to Sea World. Isn't that really expensive in SD though? Catalina is probably only summer rentals?

Very easily. I'm managing 6 right now from afar. I have great cleaner, handyman in town, I have apps, door key code on apps and I go up at least twice a month. Booking is all about marketing, changing prices daily and answering all requests within seconds. All that is done from afar.

Congrats Sam! What are the prices on homes around there?

Yep! I simply allow all my owners to retain their page but they give me their log ins. All money goes to them, I invoice them end of each month. 

I'm sure as a big corporation they want to control all that- but that never seems fair to the owners.

Jennifer are you looking for someone to help manage? I now co-host/ manage 6 properties in Big Bear each getting over 200 nights rented a year. I manage or if you wanted to do it yourself i also have set up a consulting business where I provide you with cleaners, spa people, contractors- all people I have worked with and found after years of dealing with some pretty bad help up there. It is hard to find, but it's possible. Would love to chat.

Problem with Vacasa and other PM companies, they put your listing on their page. So they get the reviews not you. If you let them book this out all summer- you will start with zero reviews when you do decide to leave them. Summer is probably a big time there, get those reviews on your own page. It's why I always ask my clients to let me co-host for them - that way if they ever want to leave- they still control their reviews. 

And 30% is normal to low depending on area. I think Vacasa is 35 to 40% in Big Bear where I rent out.

My understanding Trump wants to make it easy to get cheap loans again- when that happens- it will all collapse once those ARM loans come due. Til then, at least in LA- the housing shortage will assure prices and rents will keep going way up

It's still an upturn all across Southern California. Here is hoping the downturn happens soon- but even in Big Bear prices are up $60k on homes that were under $200k a year ago.
