I currently own 2 VR in Big Bear Lake California and mange 20 others. Avg rentals get 180 to 220 nights per year. I am looking to buy somewhere else, and figure while I'm in Maui I would love to look at some properties and hear from others who have VR in Maui. 

Where are the good areas? 

What is the avg. price of a condo in an area that rents? 

How much can you make in a year? ( I know this is totally dependent on area and amenities) 

What are the downfalls? I know taxes and regulations and land lease can be rough there as opposed to Big Bear which is pretty straight forward and fairly easy to print money. 


Easy to find good people? Cleaners, maintenance, inspectors? In Big Bear that is the hardest part, but I'm only 2 hours away.

Big Bear is for sure oversaturated- still great- it still makes money- but compared to 5 years ago.... it's a lot more competition. When I started with my one cabin it was all VRBO- no one was on AirBnB- by 2015 about 1500 homes on AirBnB in that area- now well over 6,000. 

The big problem is- individuals who buy and to compete massively lower their prices which brings the entire market down.

How is Palm Springs going? Still those new restrictions? I have been hearing possibilities of easing up on them

after looking into Joshua Tree the last few days I may just stick to Big Bear. The problem is Joshua tree has no big weekends or weeks. Big Bear the 10 days  from Christmas to New Year's you literally can quadruple your price and easily boom all nights. I get from  $800 to $1,600 at night. And while summer is 199 a night winter for the same place can be $300 a night. Joshua tree doesn't seem to have those big guaranteed windfalls or all season rentals Joshua Tree pretty much dies off in the summer, even if you have air conditioning, you're charging a lot less, and your air conditioning is sucking up all your profits. And Christmas and New Year's I'm not seeing nearly as big of a bump as big bear gets. In Big Bear I'm renting out 200 to 225 nights a year, and I'm just not sure I would get that in Joshua Tree. Maybe I'm wrong and I would love to hear from more Joshua Tree people about that.

Oh cool! I'm looking just north of the highway. Maybe 3 min drive north of JT saloon. 2.5 acre property. Seems like it would rent out but maybe just not for more than the $150 a night on weekends or so.

Thanks so much for all the info! I am looking at one north of the highway but just by a few streets. Putting an offer in tomorrow I think.  What is the high season? I know with Big Bear I can double my prices in winter and quadruple them between Xmas and NYE.

Well a 2 to 3 acre property 3 min drive from Joshua Tree Saloon as opposed to a 3 to 5 acre in Yucca.

I own 2 STR in Big Bear and manage / Co-host 10 others. Now looking into Joshua Tree. I know many buy in Yucca and still do well on AirBnB / Short Term - but is it better to be in JT proper? Does walking distance to town/ JT Saloon matter or better to be a bit north and have 2 or 3 acres?

Sounds like Big Bear. But overtime those who know what they are doing survive while the "AirBnB is easy!" folks tend to disappear after a year of 2 of realizing it's not that easy
