Colleen - no buying a house- not a condo. Big Bear has tons of management companies that take care of everything for you, including cleaning the linens. But yes, you are simply part of their "pool" and a perk is their advertising.

I am an online specialists- so I am looking forward to marketing things myself and know I can do a better job at it than management company who has 10 other properties.

My fear is- who assesses damages, who cleans? Things like that.

I actually just joined for this exact reason. Thinking about buying a home in Big Bear as a vacation rental. It is a year round place- more in the winter than in the summer. The issue of course is the 30-35% management fees. I know VRBO works great- but then how do you get the keys to the renters? Who makes sure nothing is damaged? Seems like you still need an onsite manager / management company no matter what.

Thanks! That is my goal. I was looking for something I could afford while still keeping a good amount in stocks as well. single family vacation income property seems to make sense. But always lookign to learn about more options.

I'm a long term holder- been doing it since I was in Jr high- just taking money from paper routes etc. sort of did it all on my own.

I like trends and to see what people are buying. So when I saw those multi-colored computers from Apple- I liked them and got the stock at $20. When Netflix came out in 2002 I saw they offered movies Blockbuster didn't and my friend were all getting these red mailers- and bought in at $15. things like that. If I like the product or see people starting to use it I buy. And I have gotten lucky with most. Sadly sometimes I didn't sell in time. Was in day 1 on Yahoo but didn't sell before 2000.

I don't do the day trading thing and I buy small amounts usually 100 or so per transaction.

Interesting- to be honest not sure what seller financed is- I will go look that up. Big Bear has been odd- all summer prices were up- houses went fast- and now the rest is just sitting there. Maybe 1 house a week listed now- none I'm interested in. And it's finding that balance between- what I'd want myself as a getaway and keeping it close enough to the village or slopes, that people want want to stay there.

Thanks Clay, that is exactly why I am here- interested in real estate because of the control aspect. I like the idea of being able to market my own rental, fix it up nicely, give ammenidities that people want- which brings in more money.

Hi all! I am brand new here and really excited to have found this.

I have been investing in stocks for some 20 years now, I'm looking to take some money out and put it into a new investment.

I currently rent a house and am thinking about getting a vacation income property in Big Bear, Ca.

I can't buy where I live in LA, Ca. as I'm freelance and can't get a loan.

So my thought is- pay cash for a rental income property instead of having all my money in stocks.

Would love to hear thoughts.
