@Soda Kuy This requirement isn't unusual now, and was common before in markets where there is high demand for rental units. You can evaluate whether this is a scam by independently researching the landlord and determining if the company exists and you're being asked to follow their usual application process. If it's a private owner, use public records in your County to verify that this person does in fact own the property, and if applicable, that they've got the appropriate permission to rent it.

Thank you so much for all your advice! I'd switch to a one year lease on my next tenant. And make sure to put this kind of clause in the contract.

Our tenant signed a 2 year lease that will end in April 2022. They said they have to move to LA to take care of business. They offer to find a tenant, can I refuse that offer? I think they’ll just keep accepting applications to get out of the contract.

@Nam Trang So would u recommend I hire a handyman to open up ceiling, and dry out/bleach?

Need help with my 2storey rental. The toilet above was clogged and apparently the water caused a leak into the unit below.

The tenants called the city, who is requiring me to Check moisture levels. If there is moisture, what’s the most cost effective way to remedy the issue of moisture/potential mold?

When helping my old boyfriend fix up his first rentals years ago, we found a human skull in the attic. That would be the weirdest thing. We found boxes of stored china, a fairly nice old set, in the crawlspace under one of our homes.

@Tammy Mason Going to say the same thing. I thought I got better leads from Zillow but people there are just as flaky. I will just use fb. I’ve gotten most of my renters from there anyways.

We currently have a male (LGBT) applicant fighting to move into an apartment (student housing) where three girls currently live.

None of the girls are comfortable with a male roommate. But he thinks it's illegal to deny his application because that would be discrimination, which fair housing laws prevent.

What are your thoughts?

Space heaters do make me very nervous. Its fire hazard specially during winter. Ask the tenant if you can get it so they dont have to pay the full month's rent.
