@Waleep Alvi I always used that too but these new homes i have are not getting as many bites. How do you screen? Do you ask for credit? I ask for credit, proof of funds and previous landlords number.

I just opened everything up with the house I just bought, it's not finish yet, but I do enjoy seeing everything. It makes you feel like you have more room. I guess it does depend on your dimensions. Our place is smaller so we're doing a breakfast bar to add separation but still keep it open. So no I don't think I'll regret it. Either way everything's fixable.

I used to use Hotpads/zillow, but now they charge $10 per week to have your house listed. Other than Facebook groups, where do you list your rentals, and how much does it cost?

Personally I don't rent to people that are fresh out of prison because it's too easy for them to quickly relapse and have their life fall apart again leaving me to deal with the drama. On the other hand someone that has been out for 10 years and hasn't gotten in any trouble since and has their life together would probably pass.....but then again it may depend on what that person was locked up for (murdering his landlord would probably result in him being disqualified).

If I'm getting ready to move out and rent my property to tenants. How do you advice I proceed with changing from Homeowners insurance to Rental Insurance? Does my mortgage company need to get involved as well? Thanks

 No we don't add the SSN in Cozy.  We do credit and background checks where the tenant adds the SSN at that time.

I have a tenant who reported a gas leak...gas company came out and pressure tested, says leak is on our side of the meter and up to us to find a plumber to fix it. Catch is, tenant has COVID and is quarantining for another week, now with gas off and no heat / stove / dryer / water heater...and I can't find a plumber who will come do the job due to holiday and/or COVID presence. Any thoughts? Are they just stuck without heat until their quarantine is over? They don't have anywhere else they can go without risking infecting others. Best I can think of is to provide electric space heaters as necessary.

Kicker is THANK GOD their Mom was dropping off groceries and smelled the leak, because the tenant has no sense of smell due to COVID and had no idea.

I'm also new but as simple as it sounds -- just make sure you get good, responsible, mature tenants with stable income and the ability to pay their rent. that alone will save you from 90% of the headaches that landlords inherently have to deal with. All the best!
