Difference is ROI, holding time between vacancies, appreciation.. etc...

Does a LLC offer the same liability protection across state lines? I have a LLC owning a rental in one state, but buying a rental in another state. Can I put the new property in same LLC, or do I need to set up a new LLC?

I have been a customer for a year now. They offer state specific leases and tenant application processing tools but their cool feature is they integrate the approved application and home content into the lease.I think you will find starting out you need to also find your State and county landlords pocket guides and cheat sheets so you understand what your state rules are so you are in legal compliance at all times. Today’s tenants know the rules. Magistrate’s in any future evictions will exploit any lease imperfections to benefit the tenant and today’s competitors are very professional refits so they will exploit your lack of professionalism if you demonstrate it.

How hard is it going to be to rent a property (SFH) out? Which previous owner had die in it from old age; 90+ years old; blind; die peacefully in her sleep. Am debating on this issue to buy this property or not. Thanks.

I'm debating if this would work well to have applicants apply before showing the property. I don't do an application fee as I get background checks for almost free so it wouldn't cost them anything and it would probably same me time. Thoughts?

@Filipe Pereira I will add, with previous tenants, I've always been paid via a check mailed to me and never had an issue with that. Setting up an auto payment is a foreign concept to me. I'll definitely look at this Cozy app.

Hi there,

I'm new here in BP and seems like there are really good resources but I'll ask it anyway.

I have been a landlord for a year with a 3 units property. One of my tenants is always late on rent because he keeps forgetting. He has a good financial situation but always ends up paying with a few days delay. He asked me to send him reminders but I don't want to babysit him.

I'm wondering how many of you have similar situations where your due rents get paid late? How often does it happen and what do you do about it?
