Hi

The note itself is complex, flipping them is a whole lot easier than houses. Please check with your own attorney. Here is what mine told me. Realtors don't work with notes so we are not infringing on their territory. Consequently we can flip notes and collect a finders fee, as opposed to an assignment fee, were you have to have under contract and put up a deposit. The note market is hot and there are a lot of them, All types

My transactional funder says he will finance for a day as long as I have a buyer ready. That's the easy part. Finding the best deals is the hard part. Same as houses. Magic word "Marketing"

You have a problem there in Texas. Non disclosure State. There are about 10 of them.

Must have access to MLS, Realtors have these States locked up tight. You can't get comps even from paid sites. Zillow just spits out numbers but has no idea. Even my Cash Buyer Data Base draws a blank (non-disclosed.)

Note market is hot, you can look in any State, you don't have to go see a note. One good thing about Notes, you can legally collect a finders fee as Realtors don't do notes, so you are not infringing on their territory. That's what a Texas Attorney told me. My Transactional funder will even fund a note, if you can't assign. Long as I have a buyer on board.

Hi

I am confused about Vegas

I read in the posts, low inventory, soft demand, multiple offers etc

MLS says there are 4700 SFR'S available right now 0 to 200K (isn't that a lot?)

Interested in this market, can anyone tell me what happend during May-June 2014

Hi

If there is no profit, why are you looking? You have  2 complex processes on your hands. Many details to consider. Tip: any Attorney will give you a few minutes of free time on the phone. They will blow it out of proportion somewhat, but that is your first step.

You mean there was no will? You are then at the mercy of courts decision. Find out what that is. Its public information. Go to the Probate Court house for your county. Be very polite and ask to see that file. Best to have Name of deceased, property address (did he live there) and date of death.

Start with the "Law of Attraction". Go on utube and type that in search box. Watch movie "The Secret" watch for Esther Hicks, Will Smith, Oprah and Rhonda Brine author of the Secret, her follow up book "The Power" is considerably better. Esther and her late Husband Jerry are the best teachers. There are 100's of videos on there

Sounds weird but you have to pretend you already have a good life, then and only then can your fortunes change. Your sub-conscious mind can not distinguish whats real or not. It accepts what you say as the truth.

The most amazing thing about "Law of Attraction" The entire planet agrees on how it works and it's existence. At least those that have studied it. Religious Groups and Scientists. That is unheard of.

How are your computer skills? Maybe you can register on Odesk and get contract jobs.

Good grief Were did this come from?

Damon wants to buy or flip a house with

0 Deposit

0 closing costs

0 marketing dollars.

If I am counting correctly I have posted 3 times and they all spell out what the 2K is for

500 deposit

500 closing

1000 for post card marketing to find buyers and sellers

plus

50.00 per month for expences and access to a huge collection of tools

Damon also told me he was getting ready to buy a duplex but now wasn't available till the middle of August. I see he has returned early.

I am afraid he won't be able to buy a duplex if he doesn't have $300.00

70K is not a nest egg, unless you move to Bolivia. Keep your money in the bank for now. For 2K you can wholesale a deal, you never have to look at.

Inc. $1000.00 for post card marketing. Buyers and a seller.

$500.00 for EMD (up to a 50K house) and

$500.00 for Title Company Includes title search in some states)

Invest your profit and wholesale 2 deals. so on and so on.

Keep buiding this till you can buy and hold. You still have 68K in the bank.
