Looking For JV Partner to Fund 100% of Wholesale Deals

Probates, Absentee Landlords and the MLS.
Can you harvest Wholesale Deals from the MLS? ABSOLUTELY, just need a little inside information.

My JV Partner put's up 100% of the money and I do 100% of the work. We set up up wholesale operations in 5 to 10 cities, so as to cherry pick best from each city. Split Net Profit 50/50.

Absolute Never Ending Guarantee:

In any MSA of 1 Million plus, at least 100 people die per day. We filter these Probates, to only ones that own property.

Can use all exit strategies for these properties. Owner Finance to Retail Buyer, Use Institutional Lenders, Rehab, Wholesale. "As Is, Were Is and How Is"

I am experienced, did 29 deals in Buffalo, NY (24 of them Probates)

Employing a strategy we call reverse wholesaling. We go out and find buyers, learn their criteria, then find the deals they want. This allows us to go after lots of deals, short closings (if possible) and aggressive pricing. Probates may very well become the main stay of our business, for now we we are gathering leads from all sources. We have done extensive research on the Columbus market. When making offers we use comps from cash sales only. We have the average price paid per sq. ft. in each of the most popular Franklin County Zip Codes. Also we are not married to Columbus, we are planning to expand to 5 to 10 cities. Cherry picking a handful of the best deals in each market per month. Just a heads up Bill. Around Jan 10 this is coming in. There is no choice but to talk to an Attorney, as they are exempt from the Act. Or you must be a licensed mortgage loan originator.

1500 pages of new regulations around RE Financing. Us investors have to be completely hands off in arranging financing. As long as Qualified Attorney handles all details should be ok. This is in addition to Safe Act
Buyer has 3 years to come back and contest the mortgage . If they win, lender has to return all paid money.
Owner financing could be different, but please be sure to pay the right attorney to advise what has to be done.

I am told dealing with mold isn't all that expensive. House is an REO now in private hands. Columbus OH. Roof over kitchen is leaking. I know what to do about that. Does moldy drywall have to be gutted and replaced? Is there a rehab cost formula for this? x amount per sq ft

Cash Buyer comps in this area are 30 to 40K. I got the house for $16,900 Balance of roof is ok. Partial over the kitchen area, I hope about 3K. I am wholesaling this, just trying to determine how applealing this would be to a rehabber/ landlord. Would wholesale for 22K and am hoping rehab would be less than 15K. I always assume those cash buyer comps are also distressed and they have to do work above the 30 to 40K they paid for it. Any feed back on this would be greatly appreciated.

I am a Real Estate Wholesaler. Need only a small amount of money to start 5 to 10 City Wholesaling operation. I have an excellent simple strategy to accomplish this.
