Hi Lekisha

I have a strategy for spotting the MLS deals quickly and teach that to my overseas Virtual Assistant. That doesn't take up to much time for the so called slim pickings.

The same pool of buyers Russell refers to are often very busy land lording and rehabbing. They don't have system in place for acquisitions and consequently are Ok with paying an assignment fee. Don't get me wrong though, the MLS is a back up only.

d) Landing Page, that you can move to your own server after training complete.

The judge may have already decided who gets the estate. if so no concern about Probate. Sell the house and the probate attourney disburses the funds.

If it is on going or disputes, contesting judges decision or heir says yes there was a will I will find it. Any of those issues, for a Newbie I would walk away . To time consuming and complicated

Hi sounds like the probate process maybe finished. (some time ago, owner said) Don't concern your self to much with the probate, they want house sold and title company will check liens for you.

Ask homeowner what is the least in all cash he will take for the house. Tell him you are networked with some cash buyers and you are sure if it is priced right one of them will buy it. Some of them are now on summer vacation, can you give me a little time on this?

I can give you a list of cash Buyers in Memphis and a 10 page comp report, but would need the address. Its your deal, don't worry I have no one on the ground in Memphis.

You have little time, to send post card to cash buyer, you will have to try and contact them by phone. I will give you a couple hundred. You will also need a Title Company in Memphis to help you with contract. You will need 2 of them. I know a good source to buy a blank contract. They gaurantee it to be accepted in each state.

First and for most you have to get his price and find out how much under market value it is. If the discount is enough the buyers will come like bees to honey.

I worked and am still freelancing in the printing, publishing and graphic design business. Running 6 Million dollar printing presses and as a printing broker. I have extensive marketing experience studying under Dan Kennedy. When I retire I plan to develop information products to sell on line as well as real estate using the 4 hour work week model. That process is already well under way, I have using VA's in the Philippines to outsource RE Grunt work for 3 years.

I followed some strategies I learned about getting leads from the MLS. I have an allergy to most realtors, so it wasn't a good fit for me. I have never been one to give up though and stuck with it, but not full time I still have to work for a living. I never sent a single post card in Columbus to sellers only buyers, with which I have 20

Thats 29 deals not 5. The 24 house probate deal took more than year of my life, I think that accounts for something. I wanted so bad to break that down and sell them in smaller lots, but estate attorney gave me a hard time. You would not believe how difficult it is to find a good Attorney in Buffalo. I did find one and he wanted $2500.00 just to open a discussion. I gained a wealth of experience about probates and am certain I will end up specializing in that. Little more complex to do long distance, but I always find a way.

In real estate there is nothing more important than Marketing and I am most definitely qualified to teach that and produce marketing materials. Cash buyers are easy to find and legal services do title searches and other such complex matters. Wholesale houses are sold as is, were is and how is. Fairly risk free.

This idea is 3 days old. The chances of future plans staying the same as my original post is pretty much non existent.

Have you never failed? In this case failing is the cost of a few postcards.
