Collins Dictionary (other Dictionaries as well) says it depends on whether you are using a noun or a verb

Definitions

noun
  1. a wise or trusted adviser or guide
verb
  1. to act as a mentor to (someone); train

A 4 day crash course doesn't cost 50K. That's an advanced coaching program after you pay them 1000 or so for a three day seminar. I have been to about 6 of the 3 day seminars and have no regrets, I know someone who paid 50K plus his partner, thats 100K! I asked him if it was worth it. He said probably the best is the people to network with, who did the same thing. They all pay more than that for their cars.

That's what they say about Harvard as well. Not so much a higher quality education. Its the people you meet. Your roommate could be a future Al Gore or his father is a titan of industry. Easy to get favors after graduation.

It's who you know!

* Just starting out?
* Are you ready? Try your hand at wholesaling.
* I will guide you every step of the way ( While you are also listening to all the great Podcasts here on BP )
* How to find a viable market.
* Watch what the Cash Buyers are doing. I will show you how.
* Do you have a deal? I will show you how to spot them quickly.
* I can show you how to get a property under contract for $25.00. (FSBO only)
* No up front cost, just split your profit with me on your first deal. (or as many as you need help with)
* I will keep it safe for you - Closing Agent pays out all disbursements, including profit share agreement.
* Live on the left coast? You can wholesale on the right coast. You are not buying the house, so you don't need to see it.  (Sold as is, were is and how is)

You can't pick the low hanging fruit if there are no trees. Start with wholesaling and it doesn't matter were you are, as you don't need to see a house, you are not buying.

What I love about wholesaling, your not buying the house. Consequently you don't have to see it and don't have to look in your backyard for deals.

Going bankrupt while wholesaling? You would have to work hard at it.

You have been stung, I would start up again with wholesaling

Your C Buyer is the one who has to worry about getting in trouble

Sold as is, were is and how is

I would have no problem paying my lender 50% for 100% of his money. But would not put him on my company. Just a JV his company and mine joining forces.

I always consider this a temporary arrangement, too build capital then go it alone

I see a awful lot of requests for Mentoring on BP.

Here is a Proposal for you

If you have the financial ability to get a deal on the table, I will help you every step of the way, at no upfront cost. Just be willing to share the profit on your first deal, or as many deals as you need. I trust that sounds fair?

Here is what you will need to Wholesale a Deal

Send out 2 postcards. One for Cash Buyers (I have Nationwide Data Base)

One for Absentee Landlords. Have to buy that List (about $80 to $100)

Post Cards are around .40c each)

Little bit of Data Base work and set up the cards. (about $80.00) I have 35 years experience in Printing, Publishing and Marketing.

If we get an offer accepted, we will first try "Option To Purchase Agreement" $25.00 deposit. They keep that if we don't re-sell.

If they say no to Option, then you will need a Earnest Money Deposit of at least $500.00. If property is in the 100's of thousands value then EMD will be more.

Many more details, but that is enough for now. Everything you need to know, will either be recorded on my screen with Camtasia Software or on the weekly Webinar.

I just started working with 2 people, that have agreed to the above. "Market Selection Webiinar" is recorded and on Google Drive. PM me and I will send you link to that one, you can review it and decide if you want to proceed. We would then sign a simple Joint Venture Agreement.

Other than the $80.00 I need to set up Data Base and Card Design, You will not pay me one penny upfront. You pay Card Printer direct, List Source direct and EMD goes strait to closing agent and held in escrow.

Unless I make money for you, I get nothing. I can assure you, this keeps me highly motivated in your favor. Regardless of how it turns out, you will have a whole lot more knowledge than you do today. (Documented and Recorded Knowledge) to fall back on.

You guys close to Raleigh by chance? We are looking into doing some long distance wholesaling there, could use some friendly boots on ground (or is that sandals on the ground?)

I heard there is lots of Foreclosures in NC. If you want to buy and hold, make sure you get it cheap, encase life changes and you want to sell. You have small pool of buyers. We are thinking of doing some wholesaling in the Raleigh area, are far from there?
