Hi Shaun

No disrespect, but I would not want the support of someone so full of doom and gloom. Everyone will fail, your not qualified etc etc.

Not looking for more buyers in Buffalo was a mistake. Not only do I always learn from my mistakes but try to learn from the mistakes of others as well.

Please study the "Law of Attraction" and try to stay positive. (For yourself)

Thanks Mike

No I said 6 Damon

I am thinking I should start with 8 as a couple people may run away when they get some information. This is all going to happen on conference calls were all can see my screen. All will be in a Auto Responder as well. Email goes out to all. etc

Sounds good Sergio

I don't think it will be long till i have 6 students. My web guy is setting up a blog, be ready next week.

In terms of the money, I am only asking for what you should have anyway. Would be tough to get going with less than 2K. You can try the MLS, but it is not for me. There maybe a good Realtor in the group though. That would be great.

Hi Damon

The beauty of wholesaling is we don't have to see the house in person. Its up to the C buyer too do due diligence. I lucked out in Columbus, I found a downsized Building Engineer on Craigs List, I said OK but you have to work for Handyman wages. $50.00 to go take pictures and he leaves me voice mail with description of what he saw. Voice Mail is converted to MP3 audio and arrives at my email. Harnessing technology, no we don't have to be local.

Thanks for you interest

Mike

Woops - I think my post was pulled because I put phone and skype number in post. Was just trying to clarify some things for some fellow BP'ers. Sorry about that.

***********************************************************************************

I am thinking of becoming a Real Estate Wholesaling Teacher. I would start by taking 4 to 6 Newbies under my wing and teaching them all I know, at no upfront cost.

Over the years I have spent over 15K on my education for Real Estate and Marketing, online and offline. I have done 29 Deals in Buffalo, NY and am now working the Columbus, Oh market. No deals there, but have team on the ground inc. 20 cash buyers. I have never been to Columbus and have no plans to go there.

Each of my students would need to have about $2000.00

$1000.00 for postcard marketing. (not spent all at once)

$500.00 Earnest Money Deposit

$500.00 for possible Retainer for legal services. (You choose that)

$50.00 per month x 6, for services I use like Freedom Soft. I can add 15 users to my account, so all 6 students can use Freedom Soft, plus elaborate VOIP Phone System, local number in each city, shared 1-800 number so all can check mail box for incoming leads. This is for trust, so students know I am not taking your leads. We can share Gmail account for same reason. Excel Spreadsheet of 100 Cash Buyers included in your city. (More available on request)

$75.00 for Absentee Owners List. (Minimum Charge)

I have an incredible collection of Tools and Resources to share. If I can't answer a question, I am an excellent researcher.

I would ask for share of profit on first deal, or as many deals as student needs help for. I am totally flexible on this.

Training would be done via Webinar's were I can share my screen and do Q & A.

6 positive reply's to this post, cements the deal. I would go ahead with this plan.

Forgot to mention. I specialize in Long Distance Flipping. I can help my students set up in any city. At least any city that makes sense. I don't want to set up anyone to fail.. Especially since I fail as well, can't make any money unless we close some deals. Takes me about 20 minutes to get a basic snap shot of a particular city. (Part of training as well)

This is a one time freebie, future students will have to pay me something. Otherwise I will require Food stamps!

I will set up a blog as well, called NewbieKnowledge dot com

I have two websites for buyers and sellers, students can use for now (outside freedom soft) and an excellent photo hosting site (paid) I am not using the websites for wholesaling, you really don't need them for cash buyers.

Looking forward to hearing from you

Hey Steve
You are a savy realtor, you don't need advice? I will provide though. Investor friendly Realtors are so hard to come by, at least ones without an attitude.

Hey Darrin

Are you a detective? Just kidding

I said I could get a snapshot of a particular city in 20 minutes. that means an initial look when you are looking at a list of 10 prospective cities, drilling down takes a little longer.

If you would like to see how I do that. Skype me at "househound2". I will share my screen and show you.

"Interesting observations.
You can understand a market in 20 minutes?"

Please try to stay positive (for you, not me)

Hi Brian

Never once did I send a followup postcard. Leads would trickle in for months from one send. Granted there were probably more desperate sellers in Buffalo, but if we get 25% of the leads in better markets, than what I got there, we would still be successful. Leads far exceeded the traditional 1%

I got a Post Card headline from one of the Gurus the guys above don't like. Just kidding.

Hi Brian

No plans to do strictly wholesaling for 12 months. Plan to specialize in probates. People die every day and the estate can offer so many variations. They will frequently do owner financing, so could flip to retail buyer. I can sell note for them after as well, many possibilities. The 24 house probate deal I did in Buffalo, my buyers got these multi unit houses for 230K, inc. 90K in owner financing. There were 55 sets of tenants living in these houses, cheap rents and bad condition. The widow knew nothing about Real Estate, her deceased husband had done it all. It was quite an experience.

In terms of postcard marketing, my phone would start to ring in 2 days after mailing. I needed more buyers though. My guy would not pay over 20K for a house, that got harder and harder to find, even in a war zone.
