You see what coaches charge? I will do my best to point people to were they can verify what I tell them. May not always be possible, but they will have their own chosen legal service to keep them safe. I always ask for a 14 day inspection period. If seller refuses then thats not a deal. I would tread very carefully from that point.

I got this idea 2 days ago, thought I would put it out there and see what feed back I got. I see newbie request for help all the time, if you do a search for just that word there are 7000 posts. I am donating my time, I am not a guru, I am totally flexible, adaptable, an excellent problem solver. But you guys make me sound like a scam artist. (scam artists don't work for free) The six houses were my own houses I lived in most before I ever dreamed of being an investor but they all had rental units and the last one I had rented for 20 years, while we lived in my wife's house, actually I am still fixing her house that makes 7.

The owner of a title company in Buffalo handed me a 24 house probate deal, first because she trusted me, second because she got fed up with dealing with the widow. It was very complex, I worked on that more than year. I didn't have the resources to put 24 houses under contract but had excellent relationship with a pair of cash buyers who bought all of 29 houses I found for them.One of them I bought and resold and 4 under contract. 24 I got a finders fee, which I mistakenly called facilitating. I could send them to look and never had to worry about being cut out of a deal. Owner of title company is available for a reference if you would like to talk to her.

Columbus: I have no plans to bring 6 newbies to Columbus, not sure I want to stay myself. I had planned to choose one newbie from 6 cities so what ever come up is theirs. I tried to work the MLS past few months in Columbus, but my heart was not in it. Found some deals, but they were gone by the time my offer got there. All the success I had in Buffalo came from Post Card marketing. I had a spread sheet of 100 houses, but couldn't bring them together on price. Don't know if you heard but Buffalo is a tough place to work.

I have access to a data base of Cash Buyers Nation wide. I can pull 12,000 of them per month. Didn't seem ethical to give away to many so set limit at 100. The 20 I have came from there. If I need more I can get more.

Hi

You are in a hot market, to get your addition cost back with additional profit or equity, you have to sell retail. Investors will always be looking for discounts. Retail is hard without the MLS as a family doesn't have to pay Real Estate Commission when they buy, so they prefer to use agent for negotiating. If you can sell for just under your upgrade cost I would go for it.

I am thinking of becoming a Real Estate Wholesaling Teacher. I would start by taking 4 to 6 Newbies under my wing and teaching them all I know, at no upfront cost.

Over the years I have spent over 15K on my education for Real Estate and Marketing, online and offline. I have done 29 Deals in Buffalo, NY and am now working the Columbus, Oh market. No deals there, but have team on the ground inc. 20 cash buyers. I have never been to Columbus and have no plans to go there.

Each of my students would need to have about $2000.00

$1000.00 for postcard marketing. (not spent all at once)

$500.00 Earnest Money Deposit

$500.00 for possible Retainer for legal services. (You choose that)

$50.00 per month x 6, for services I use like Freedom Soft. I can add 15 users to my account, so all 6 students can use Freedom Soft, plus elaborate VOIP Phone System, local number in each city, shared 1-800 number so all can check mail box for incoming leads. This is for trust, so students know I am not taking your leads. We can share Gmail account for same reason. Excel Spreadsheet of 100 Cash Buyers included in your city. (More available on request)

$75.00 for Absentee Owners List. (Minimum Charge)

I have an incredible collection of Tools and Resources to share. If I can't answer a question, I am an excellent researcher.

I would ask for share of profit on first deal, or as many deals as student needs help for. I am totally flexible on this.

Training would be done via Webinar's were I can share my screen and do Q & A.

Forgot to mention. I specialize in Long Distance Flipping. I can help my students set up in any city. At least any city that makes sense. I don't want to set up anyone to fail.. Especially since I fail as well, can't make any money unless we close some deals. Takes me about 20 minutes to get a basic snap shot of a particular city. (Part of training as well)

This is a one time freebie, future students will have to pay me something. Otherwise I will require Food stamps!

I will set up a blog as well, called NewbieKnowledge dot com

I have two websites for buyers and sellers, students can use for now (outside freedom soft) and an excellent photo hosting site (paid) I am not using the websites for wholesaling, you really don't need them for cash buyers.

Hi Shaun

I am Canadian as well (Toronto) You will have a problem opening a US Account from Canada. You have to show up at the door to sign Signature Card. You can go to your closest border city and open account at a National Bank, doesn't have to be in Columbus. I work the Columbus market and my Bank is Rochester NY. (Chase) The Royal Bank has US Branches and they will let you access both from Canada. Its the only one that does that in Canada. I did find a couple of Para Legal Companies down there that set up business for you, they had a bank opening service but was very expensive. That was 4 years ago. Good luck

Hi Thanks for the replies. I got about 5 names from another post here on BP "Looking for Investor Friendly Title Company"

I have an Attorney in Columbus, but Title Company is way cheaper. In NY you have to use an Attorney or the Title Company does. NY Search 60 years $600.00! Plus Closing Fee.

In Ohio they want $175.00 for the search, at 42 years. Attorney not required.

I even tried to go through the Underwriter that was used in NY by the agent there. They are National but had no luck getting a referal in OH. (Stewart Title).

To buy a house and or sign papers. They may want something more than a UPS mail box address. I am doing only assingment of contract and I think Digital Signature is acceptable.

I can't figure this out.

I am Canadian with complete US Business entity, Fed Tax Id, LLC have filed 2 tax returns and did 29 deals in Buffalo, NY. Now working Columbus, Oh market and can't get a title company to work with me. No answers they just run away when they hear I am Canadian. I have an Attorney, he has no problem with it, just would prefer to work direct with Title company.

Any Ideas or a link to OH State Title Company?
