@Account Closed we went from seeking an "investor friendly builder" to paying for CM or technical architect? But I do agree with you that money appears to  be saved with a "Graigslist drafter" but not really, more penny wise pound foolish.

I don't think there is an investor friendly builder. The builder  builds for a fee but ultimately its the role of the investor to ensure that the job turns a profit. The idea that its the builder's "friendliness" that makes a job profitable is common but misguided at best.

Its a lesson learned and this minor loss will make you better in the future.

BTW,  Never put plastic sheets in a house as difference in Temps. cause condensation which in turn, can create mold.  Especially in the humid South.

 Bad advice there.

@Rolanda Eldridge Hard to answer about self building. I could build at around $74 per sq. ft. in the Burbs (Douglas) and  the lots are 15k-23K.

 Its hard to find the balance for the self build idea. If I charge appropriately for my risk investors run, if I don't charge enough I wish I had run.

@Michael Williams if you got a bldble lot in Brookhaven for $290 congrats!

$125 per sq. ft. build cost. That is exclusive of permits and water, sewer tap fees. Teardowns in Brookhaven at $350,000 would be a good price for the lot. Lots are scarce, Brookhaven has been red hot for a few years now.

Good point above on 84, they have great prices on lumber- most pro framers use them.

When calling supply houses always ask for framers who pay their bills on time. This narrows the field as only a few stick out but they are the crews you want on your job.

Start with sewer and water. It is unusual that it was run in subd. but not to those lots. These costs can be expensive relative to other construction cost of home. Next step would be to make sure the subdivision plat was finalized with the local  planning dept. and check for any outstanding money owed.

Rule of thumb is lot is 20% of sales price of home. Demand for location plays into this- Brookhaven, Ansley Park are in more demand than say Chamblee.

Most $1.5M custom homes in Atl.  can be built for $125 per sq ft. for pro designer finishes and traditional style. Unique Modern-style homes can go over $210 per sq. ft. due to unique materials- concrete, storefront windows and large open spans.
