Steph Davis is in your area and does Wholesale coaching. I believe her website in Cash Buyer Ninja or flip this wholesaler.com. She has informative Utube videos too.

I am seeking to find as many tear downs in an area as possible. Does anyone have experience with what Listsource criteria may produce the best quality list for this purpose? I've filtered by equity, absent owners, and years owned but it has not yielded the desired results.

Great advice from @BillG.

One overlooked source of general Real Estate Knowledge is the bookstore at the schools in  which licensure classes are taught. 

 Anyone can walk into the bookstore and buy the books to study for the RE license whether or not they take the classes. This way you know the source- they are approved by your state's Real Estate commission and they are not "investment" books or guru books just general real estate concepts which you will need in any facet of the business.

Most comments are right on. There are legit licensed/insured contractors on there that are just slow and there is everything else. I found that you may save a little but you must make the commitment in time on the job to have it go well.

 If you cant be there for questions or to hold them accountable your chances of trouble are 100%.

The first step will be to have a Professional Engineer draw and stamp the proposed design to submit to DeKalb. Maybe your surveyor could do this. They would have to hold a Level 2 gaswcc certification which is common. Most streams are state water ways the doc above speaks to that.

I believe its $200 to apply. Everything you would need is in the above PDF.

The planning dept. in DeKalb works better than the bldg. dept. but they are busy.  I would expect 30-60 day turn around.

Local laws may vary but be sure that this is not a state water way. Fines for doing any construction in a state waterway or its buffer without appropriate permitting could be significant. Be very cautious.

I look at surrounding newly finished homes and assume that the land value is 18%-20% of the sales price. This may not work everywhere but rings true in suburban Atlanta. Hot Intown areas will be higher- based on supply and demand.

I've seen a few shipping container houses in Atlanta. Very interesting idea. I would like to follow your progress on this one.
