Maybe a self storage facility with a flea market and food vendors on weekends? Add a petting zoo and tractor rides with a corn maze at Halloween, a Christmas light show, barbeque/beer/concerts a few weekends during the summer, car cruise, motorcycle rally, and some functions that honor veterans. Throw in a hiking/nature trail around the perimeter to get the county on board and you get the idea. It has to be classy and marketed well but best of luck with your investment.

There are websites with crime maps and school ratings to help you sort out desirable neighorhoods. Try city-data.com for a start. Remember the age of your property factors here too. Best of luck with your investments.

Get a repairman in there to estimate what happened and give you options. Presume the tenant will need a washer/dryer at her new location? Offer to split the cost (up to a certain dollar value) and she can take the set with her. If she has no money, put in a used set that you can live with after she goes. Don't know if you're bringing your own appliances as you move in. Best of luck with your next investment.

You want to screen the current tenants after they're in? Might be the wrong signal to send now. Get to know them first to get a sense of how they will treat your property and pay their bills. Talk to them and write an addendum to the current lease with the new terms and maybe a 60 or 90 day notice. You are also their neighbor, make the relationship friendly and businesslike until you have a reason to be otherwise. Best of luck with your investment.

Many of your choices boil down to what the competition is offering in your neighborhood. Look at floating vinyl flooring, great stuff and looks like tile or wood. The bonus room could be storage or maybe a 3-season living area with screens and access to the backyard if that makes sense but must be finished. Think childproof for big kids and best of luck with your investment.

Continue the camera surveillance, continue calling the cops, and document everything. If this should escalate, you need to prove you attempted a peaceful solution. Call social services, perhaps this is a behavioral health client off his meds. They won't tell you anything because of HIPPA regs but they will take your information and pass it to a caseworker if there is one. Who is the owner of the house next door? Contact that person and complain as well. Best of luck with your investment.

Google the agent and find the broker's office she works for. Someone answering the phone there should help you. Otherwise, look up some agent ratings in the new town and call one of them. Best of luck with your investment.

I'd put wording in the lease that RV spot is for storage only, vehicle must have current plates and inspection, and no one lives in RV where it's parked. Also standard clauses about no businesses to be operated on premises and no guests (name not on lease) for more than two weeks without written permission. Make tenant is paying the bill for that 30 amp service, not you. Best of luck with your investments.

Be careful what you post on a public forum. You already know your employer and his client are paying for and expect privacy. Some areas have a legal requirement for multiunits over a certain size to notify new applicants that a meth lab was located on the premises. Sounds like these owners took the issue seriously and performed a proper remediation for $40K but you don't know. You like your job? Keep your mouth shut. Understand I'm smiling as I write and sincerely wish you the best but I would keep my head low on this. The word will get out without your help.
