Tenant repairs or my responsibility?

I purchased a rental property 2 1/2 years ago thru foreclosure with tenants in place. From the very first walk through prior to purchase including every verbal contact w/my aggressive tenant, she has constantly offered her unemployed husband to perform repairs or upgrades. I don't employ tenants because it seems to blur the lines of responsibility. I use a standard CO lease, which states a tenant is responsible for maintaining property. I've sent repairmen in for electrical issue to discover it's only burned out ceiling bulbs to supposed noisy drippy faucets that were small leaks. Every Christmas she argues for rent reduction. She texts or calls me nearly every 2 weeks about something, late rent, repair, neighbors, etc. Every call she offers to repair for pay. I have responded to every call and reduced her rent. Now she claims she has receipts (furnace filter and other) for me and the washer and dryer are broken, one month before she vacates.I'm exhausted. This unit had a $30k remodel prior to purchase and her move-in. I am suspicious of her constant requests. I've decided to move in as it's nicer than where I rent. Do I replace/repair now, while she's there? I'm afraid she'll cost me more money.
