Appreciate your excitement but no reason to shout. It's not a problem to find a no-down/no credit check seller-financed house for someone willing to buy any type of real estate and move anywhere in the US. You won't even need a creative strategy, just find a highly motivated seller. Don't know what's in this for you or how much house you expect to get, but good luck with your investment. You'll need it.

Are the owners willing to pay the attorney to begin eviction? Be certain the relative doesn't have a valid claim to be there and you can deliver clear title to your buyer. Best of luck with your investment.

Talk to some furniture rental companies and get their quotes for a few packages. Market your unit as empty with furniture available and either rent the furniture yourself or pass along the rental quotes if the question comes up. Best of luck with your investment.

Send your written notice certified and get a signature, leave no wiggle room and request your security deposits. Contact the utilities and get the ball rolling to establish service, they might not be able to switch until they get a close account order from your former PM. You can always prorate some money back to them when they receive their final bill and return the remainder of your security. It's your right to contact your tenants now and introduce yourself and instruct them how to pay rent to you. Make sure they don't send more rent to the PM. It's your property, your tenants, your leases, your tax bill, your maintenance that you bought. Document everything, don't be intimidated, and don't let the PM company blow smoke at you. There are posts here on BP to help estimate rehab costs. Websites like homewyse.com and fixr.com can also be useful. Might be your first gut job but we all start somewhere. Best of luck with your investment.

Yes, but it will be new ugly gray silicone (compared with new ugly black?). Not thinking a flat commercial roof is all that beautiful regardless of color. Owner knows he's on the hook so stay with him as you relied on his good reviews. I think he's dealing in good faith but stressed for time. Pay him the contracted price, split the overage, and get a written warranty from the manufacturer regardless of what product you finally use.
