It's a required thing. In my area the city will foreclose and auction a property when more than 3 years of back taxes are owed. Hope this helps and best of luck with your investment.

Put a 3 day time limit in your offers or the deal is off the table. You won't have time or money to make inspections on so many properties. Get good at estimating rehab costs, stick to your numbers and move on to the next deal if the numbers don't work. Best of luck with your investments.

Is your lease month-to-month? Can she look you in the eyes and say he's NOT been a guest for more than two weeks? He's not going to leave unless they break up. Raise the rent to the 2 person rate with proper written notice and time it 60 or 90 days from now instead of the standard 30. This will motivate her to decide if they need to find a larger, more private place for the two of them. Love will find a way and best of luck with your investment.

Call the local building inspector or water department where you pay your bill. They should come out to look at your installation and tell you what you need. Best of luck with your investment.

Current owner won't take action to evict this tenant so it's up to the new owner to do the deed. Buy the house in your own name and then try the cash for keys approach. Best of luck with your investment.

Love my hometown but think it over. It's easier to drive by your property located 1 hour away in any direction than to manage something from a distance. Is there someone local you trust and will protect your interests? Houses are cheap for a reason and your husband will recognize some rentals are located in "less than desirable" neighborhoods. Do some research on city-data.com regarding crime rates. Look at what comparable houses sold for in each neighborhood and consider ROI. Best of luck with your investments.

Check in with the city Department of Licenses and Inspections. A developer would have submitted plans to them to receive a permit. Google the address or building name and you might find some newspaper article of interest. Best of luck with your investment.

Look at the competition. Search Craigslist, Zillow, Redfin, and Rentometer to start. Move on to the local weekly real estate newspapers. Call some property management companies for ideas. Best of luck with your investment.

The web will flood you with information but city-data.com can steer you toward desirable and growing neighborhoods. Focus on a niche such as student housing, mobile home parks, young working couples, families near public schools, you get the idea. Research a preferred area and drive it. Define your goals, search for opportunity, do your due diligence, crunch a financial analysis, then close the deal. Lots of post here on BP for any part of the process.
