Property address so you can run comps and check it out on google earth. 

Is the Property rented, owner occupied or vacant?  

Get repair list.

Only set an appointment if you see value in helping the seller.  If you are getting retail figures don't bother and hand it off to an agent for a possible referral fee. 

If the seller is looking to completely cash out figure out what they need the cash for and help them with what they need to get done.  Once you hit what their needs are you can then focus on yours.  

Not every call is a "deal" so go into have fun and build rapport and see what happens!
