@Andriy Boychuk Thank you!   Maybe you can create a Meet-up group that encompasses NY and the surrounding areas, NJ, PA and test trial if people would be interested in a meeting on a monthly or even a quarterly basis.  But either way we are going to be staying in contact and going over potential deals together.

Had a deal I intended to wholesale about 18 months ago but could not pin down a Cash buyer for the property.   I wound up buying the property on a land contract and then reselling it immediately on a land contract with an increase in monthly payments to collect a monthly spread, everything was fine for about 15 months.  The vendee buyer / end buyer has not made a payment in over three months.    This is a new situation / problem that I'm not accustomed to so any pointers would be helpful.   

@Michael Norton  Great intro Michael.  Along with everybody else here let me know if I can be of service to you.  My markets are out of state currently but always interested to learn what others are doing in my back yard.

@Saleh Hs Welcome to the group. Your English is good, the message was received which is all that matters. Start attending REIA meetings so you can introduce yourself to like minded people. I strongly encourage not advertising how much money you have on an open thread like this as most people are honest with good intentions but you never know.

We have our own group but thats not to say its "ours" its for anybody who wants to participate. This group you sent over a link to sounds about what we are covering and discussing and interested in in this space. Im going to make a point to be at this meet up. Bruce M.
