@Chase Hancock Scheduling an appointment on every lead that called you you would most likely burn yourself out as a majority of sellers are "sniffing around" to see whats out there.   No quick decisions are made during the first interaction / call this is a fact finding call to determine if you can HELP the seller with the service you provide which is a FAST closing.  We have anywhere from 5 - 10 phone conversations with a seller to build rapport before we send somebody out to inspect a property or email over a purchase agreement.

When sellers call in off your mailing campaign go into thinking how can I help you verse yourself don't rush the conversation and let them talk and LISTEN for emotion that has led them to call you.  Hope this helps, best of luck on your marketing efforts,

Michael

@Nechole Thompson  Hi! ,

We leverage other wholesalers at times, del tax leads, probate leads and online marketing as well as having relationships with agents to where its mutual beneficial.   My company is based out of San Diego, CA we have been in Memphis for several years wholesaling virtually. The number one item that I have learned is having an expert / agent you can turn to for valuations prior to locking up a property so you are not wasting the seller of records time or your own to assure a successful transaction.

Hi Jason,

We too are aggressively looking for a park to buy for ourselves.   What is your acquisition criteria?
