Aloha everyone. I'm sorry to have had such a delay in concluding this post. The "seller" who contacted me was actually a Wholesaler who got an REO under contract. I looked up the property and his spread for Wholesaling was HUGE! I did not follow up with that, but good luck to him.

I'd still like to gain some Maui contacts for any future Maui properties that come up.  I'm sorry again for not concluding this post earlier.  Soon as I knew I wasn't going to follow up with that property, my mind shifted into gear to move on and find the next one!  I almost forgot I posted this in the first place.  My apologies.

@Account Closed , hello again.  Like @Neal Martin mentioned, they do Tax Sales on Maui.  I looked into it further and found a Free List online ... But ...

Most are Agriculture or Commercial Zoned, or Hawaiian Home Lands with many people under one parcel listing. I saw some SFR but they owed under $10,000. As of right now, there is No Tax Sale Scheduled in the near future.

I may be wrong, but Hawaii does have a redemption period of 1 year ... IF THE DEED IS NOT RECORDED in 60 Days after purchase.  If anyone has the correct info, please let me know.

Theodora, if you still have your list, I may be able to follow up on the properties.  I'll give you a "Bird Dog" fee if I end up Closing on any/every deal from your list.  How's that sound?  Nothing to lose, lots to gain.

@Vick Galu , Michael Mazzella's 1-Day Training is geared for those who have a decent amount of knowledge and experience.  You should save up and take the Full Course when you are able.  In the meantime keep your "head down and plunge ahead"!  It's a numbers game so stay persistent.  Aloha.

A test: Ask anyone who has actually taken Michael Mazzella's training and see if anyone says anything NEGATIVE about it ... bet you won't.

@Vick Galu , there are 2 extremes to avoid in this issue.  #1 Extreme: You do NOT need ANY mentoring, you can figure it out yourself.  #2 Extreme: Spend thousands upon thousands of dollars on courses and mentoring.

Suggestion:  Pick a market and find out who the Active Investors are.  Get SOME degree of mentoring from them.  Either take their offered paid courses ... OR ... go to every Free speaking engagement they have or will be at to gain info and start a business relationship with them.  If you can't get directly to "them" then make a relationship with one of their Staff.  Then learn all you can from the staff person.  You need SOME degree of mentoring from an Active, Successful Investor!  To what degree ... is up to the individual to decide.

I recently gained a FREE MENTOR from a Craigslist Ad.  I responded to a Hard-Money Lender's Ad and then it turned into a number of phone calls discussing strategies that work for him and how I can be part of what he's doing.  

Stay away from the Extremes and get SOME degree of Mentoring!

@Vick Galu , forgot to mention that a "Sandwich Lease Option" is USUALLY for an owner who wants to lease TEMPORARILY, with the contract including at least an Option to Buy at the end of the Lease period.

@Vick Galu , IF the original contract from the Landlord allows it, then YES it is legal.  If you've heard of "Sandwich Lease Options" that's one strategy that uses this idea.  It would be used most successfully if the owner doesn't want the property or is tired of renting ... otherwise the owner might have a problem with it.

@Neil Patel ,

I do not believe that HUD offers any kind of Inspection period. I believe any Inspection done by the buyer is only for buyer's reference and Not Negotiable. I believe once you send in deposit and paperwork the only way out is for HUD not being able to close on their end - which means you get your Earnest Deposit back. Or notify HUD that you won't be closing and lose your deposit.

I have put in offers on HUD homes at discounted bid offers. Have yet to get one accepted. Had a counter offer from HUD but I didn't act on it because the price was still too high for me. I only have limited experience, but I have done research on the HUD process.
