Would the Seller NEED a Lump sum? Could he take some payment now, with a balloon in 2 years? If so, you could pay Seller off balance when you finish Rehab and Sell.

@Jada Walker To find a certified inspector near you go to NACHI.org (National Association of Home Inspectors), click on Tab "Find an Inspector", then enter your zipcode. You can call listings and ask questions. You will need a Home Inspector on your team/network. It's also a good idea to geta specialist in any particular trade you have concerns in.

@Okemah Mason Aloha! Each state has specific laws that make things a little unique. Not sure where you live, but find a local meet-up and follow (social media) active investors from Hawaii. Also, make friends with other real estate professionals (agents, general contractors, real estate attorneys, home inspectos, lenders).

@Je Juergen I'm in Hawaii, but here's a good start. Go to nachi.org (National Assosiation of Certified Home Inspectors), then look on the page for a link/tab that says "Find an Inspector". You then type in your zipcode and a list of Certified Inspectors will pop-up.

@Collin Vosburgh Aloha from Hawaii! I own a home inspection company. The entry cost to becoming a certified inspector is not expensive at all. I have purposely gone into the inspection field to create a business, as well as a good way to network with others Real Estate professionals, and become a full-time real estate investor in the near future. My recommended certifying organization is InterNACHI. They are the only one with a recognition from the US Department of Education. Let me know if you have any further questions.

However, this is not necessary to become a successful real estate investor. Keep learning and go to local investor networking events. Some are listed in BiggerPockets for our local areas. You can find active investors who are doing deals right now and you can offer them a service of some sort in exchange for learning from their experience. I hope this helps. God bless.

@John Brown As an Inspection Company owner, I would suggest you get a NEW Inspection done. I know my Inspectors are certified, but if I don't know the credentials of the previous inspector, I wouldn't rely on past inspection. Also, Inspections specifically say what was OBSERVED ON THE DAY OF INDPECTION, so many things could have potentially changed since that time. It would be wise to get another one done.

@Jameson Tanner print out listing and verify information as you physically walk through. In my state the Board of Realtors has a Property Condition Form. If a similar document is available in your state, use that.

@Robert Collins consider starting with wholesaling. If on market properties, ask the listing agent to represent you as buyer from that particular property.
