Post: What to do at the County Courthouse?

Aloha Everyone,

I hear a lot of mention of the local County Courthouse in various videos to look up information.  Once at the County Courthouse ... what are ALL the things that should be done (no stone unturned) while there?  Who are the points of contacts (departments)?  What info am I looking for?

Owner Financing is the "most pleasant" route of all!  You already have a relationship with the Seller.  You don't have to qualify for a loan.  You can negotiate the terms of the Loan.  Your landlord would act as the "bank".  No middle man.  Just have to record Title with County Records.

Delicately find out the necessary numbers like Mortgage balance, monthly taxes, monthly insurance, etc.  Even better if she owns it Free & Clear and has no Mortgage on it!  Crunch the numbers right away.  After you crunch the numbers and she still hasn't initiated a deal ... go ahead and make a Owner Financing offer to her.  Negotiate as necessary.

If she wants cash, then traditional lending, getting a loan from a bank would be the most favorable interest rate for you.

Aloha everyone!  For those investors doing deals in Hawaii ... are there any recommended sources for Lenders you've used to finance your deals?  I have bad credit, very little cash reserves, and am recovering from a year long health condition (I've recovered).  I do not have a "favorable" profile for traditional loans.  I will be using other Financing means.

I am currently analyzing deals.  Any great Lending sources you recommend?

I have found and contacted 2 investor groups in my area.  I look forward to going Prepared and with a Purpose to make the necessary relationships and contacts.  I will get a hold of the Beginner's Guide.  Thank you for pointing me in that direction.
