Wow. Good thing I asked. My motivation was not for bad, but helping people in foreclosure who are running out of time and will lose their house, ruin credit, and have nothing to show for all they put into their house payments.  I wanted to give them a way out .... but it wont be this way. On an MLS listing, can you advertise Owner Financing option?

Will the Realtor & Broker be out of the equation if a Buyer wants Owner Financing instead of a Retail Sale?

Will the Realtor make any money on Owner Financing option?

Total Newbie Question ...

Is "this" Selling Real Estate without a License? .... An investor giving a borrower (in pre-foreclosure) advice and strategies to sell his/her house .... and then splitting the profits with them (making a contract between investor and seller)?

@Christopher Brainard , thank you.  Can I ask 2 further questions?

1.  Who negotiates with the Bank for the price of the short sale?

2.  Can it be a house with lots of Equity in it, but the borrower for some reason cannot make payments anymore?

To Realtors:  Can you list a house in Pre-Foreclosure?  If it is prior to Auction date with time for default to cure still?

@Andrew Olmstead , are you satisfied with her knowledge of Investor Tax strategies?  Have you ever had a problem with "dealer status"?  How has she advised and structured things so that you have greatly benefited?  Not that I doubt your recommendation, I just want clarification.  Because I don't know much about tax codes, I will have to be very reliant on who ever I chose to do my taxes.  Thank you for your understanding.  I appreciate it.

@Nicholas Cornford , Yes I will be having a Real Estate Attorney draft this out for me.  I have to ask him to clarify about the Due on Sale Clause.  I say this because my understanding is that the Buyer does not get Title to the property until the last installment is paid and then closed in escrow.  I could be wrong, but this is why I am considering Contract for Deed.

Thank you again @Nicholas Cornford !  I have 2 that are on my list to contact from Hawaii.  I am still in the phase of putting together my "power team" or network of professionals.  Do you recommend anyone in particular?
