Post: Question about lease holds

@Daniel Chang , may I ask a question?  If a seller is advertising his leasehold interest for his specific unit (stock certificate) for $50,000 ... how do I determine the value of his asking price?

I ask because if the lease hold unit has 20+ years left on the lease, and I can get in for a lower amount compared to fee, I would consider it.

Thank you in advance,

Mike

Thank you for your response.

@Brent Coombs , are sellers who are advertising buying their stock certificate selling "nothing"?  I'm not sure how they come up with the value for their stock certificate.  Can you enlighten me?

Thank you in advance,

Mike

Aloha Investors,

In your opinion, what do you think of Investing in Leasehold properties? Specifically condo's.  Any experiences? Pro's & Cons ...

Also, when a seller is marketing his leasehold (stock certificate), how would you verify the value of it? If a seller says "I'll sell you my my stock certificate for $50,000 and there's 25 years still on the lease", how can I tell if that asking price is too high or too low?

Thank you in advance,

Mike

Purpose would be to avoid the Due on Sale Clause.

Aloha Hawaii Property Investors,

Does anyone have experience with using Land Trusts?

More specifically, the Seller's property is in a Land Trust.  Then my company becomes the Trustee of the Trust.  Then Seller assigns beneficial interest to me.  Anyone done this before?

Thank you in advance!

Aloha Everyone,

I just found this Hawaii Real Estate Discussion Forum!  I am on O'ahu.

I have a question ...

Do you guys have any suggestions for Investor-Friendly Closing Agents?

Title Companies?

Real Estate Attorneys?

Notary?  Can closing be done with just a Notary?

Thank you in advance,

Mike
