Hawaii Lease Option/Purchase Contract Questions ...

Aloha Hawaii Property Investors,

I have a few questions about creating  Lease Option/Purchase.  I will be getting a contract from a Hawaii Real Estate Attorney.  I have a few leads but if anyone has great experience with a RE Attorney, please let me know.

Questions ...

When offering my property to a Buyer on a Lease Option/Purchase, what will the paperwork and process look like? Specifically ...

1.  Any additional paperwork presented to the Buyer besides the Lease Contract?

2.  At this point, are Title Companies, Home Inspectors, 3rd parties usually involved yet?

3.  If a Buyer has a Realtor, and wants to pursue my Lease Option/Purchase offered to Buyer ... Will there be any expense on my side toward this Realtor's involvement?

4.  Is there a "waiting period" that takes place after the Tenant/Buyer signs the paperwork?  Or is it immediately in effect?  When do you hand over the keys?

5.  Besides the keys, what else do you give the Tenant/Buyer after he signs the Lease Option/Purchase?

I have more questions, but that will do for now.
