Total Newbie Question ...

Is "this" Selling Real Estate without a License? .... An investor giving a borrower (in pre-foreclosure) advice and strategies to sell his/her house .... and then splitting the profits with them (making a contract between investor and seller)?

So you want to pressure distressed homeowners into signing over half of what little equity they have, over to you? Sounds pretty predatory to me.. 

You might want to check your state's laws regarding interacting with distressed homeowners and/or talk to an attorney.

...Or ask yourself what you would think if someone came along and convinced your grandma to just sign over half the equity in her house.
