Thank you for the info! Checked out the demo and it was very "Call taker" like. YES! I know a call center is exactly what I'd be paying for but I was hoping for a little more.

Has anyone utilized PATLive or another company similar? If so what was your experience? If you decided not to why

They advertise on BP and I'm considering the opportunity to give them my business. Any input prior to me doing so would be helpful.

Once again I'd Like to thank everyone for the information in support of this topic. Several ideas have been shared in that I've taken note of. To update everyone on my current situation the buyers have agreed to meet in the middle. Taking the difference from 30k to 15k. Not what I was hoping for however this is something that I can work with and move on to the next deal. With the knowledge that I've gained in this first flip of mine I'm certain that I'll improve as time proceeds.

I've searched in BP for these samples with no success. Oh well, no worries. Was really only looking for additional information that some of these senior landlords may have gathered throughout their years. Not interested in the REI clubs but thank you for the suggestion as I'm sure it works for some.

Thank you for your sharing, you have opened my mind to some other possibilities!

I'll be editing the responce email this morning and then sending it out. This is not so much of a typical open house in the means of posting it online for anyone and everyone to see. I'm only sending the information to the individuals whom have requested information. Perhaps I can schedule interested parties 15 minutes apart!

I found your stories/examples very funny! I'm a talker as well and I believe my biggest struggle will be attempting to stay quiet this weekend and let the prospects talk. Find out as much information as possible and not try to "sell" the house as it will do so alone.

The automatic text and email reminders for showings is a great idea! Is this something that you've made automatic using your own program or are you using an online service? If online what is the name of the company?

You are probably right! I may find that this simplification provokes more work in the long run (regarding filtering and questions if denied).

I do not remember if it was a BP post or podcast that the same question was asked. The OP stated that his/her reply is that it is not their policy to give specifics only that they have been rejected. But I'll have to research if it is required to specify why the applicant was denied in my area.

My commute 5 hours a day. During this time I listen to BP Podcast over and over. Each time picking up different information. Some of this I agree with and others I do not. Most of the information has helped me tremendously! But even the information that I notate and apply to my situation I sometimes find does not work for me. More than likely I'll at some point take two different pieces of shared knowledge and combine them to make my own experience resulting in a system that works for me.

Thank you for your response! Glad to hear that these ideas have worked for you in the past. It will definitely be easier than running back and forth showing individually as I am 2.5 hours away.

I know the water thing kinda sounds weird only trying to make people feel welcome. If their kid spills water on the showing then I'll know what to expect from them in the future! If you noticed I put carpet in the house (well carpet is the one thing I outsource). This is a first time for me. If I find that carpet is not cost effective in this rental I change on the next go around.

The balloons might be a good thing as you say it can help locate the property. It is in a cookie-cutter development and the homes are easy to pass. Perhaps with the balloons they will know ahead of time prior to passing the home.

Great! I'll print some flyers as I believe the software that I'm using has this option.

Does anyone have suggestions/ideas for an open house on a rental?

From what I've gathered on BP I am only doing one open house day for all whom have showed interest. If I receive an email in regards to the property I'll reply with an template email stating additional information as well as the open house date. 

As of now I am thinking of showing this Saturday from 9am-11am.

Am I on the right track? Should I put balloons outside? Do I have bottled water available? MY MIND IS GOING CRAZY!!! 

The house looks great although it is completely empty my crew and I just updated it with new floors and paint thoughtout. This is my first rental.
