Hope that I am not spending too much on bad date. Prior to joining BP (only a few days ago) I was relying solely upon myself and my own research. I'm in it now and the only option is to continue to learn daily. 

This is AWESOME to find others in my area that have the knowledge to succeed. Just read your profile information and you are doing great! The plan to build your own business park is inspiring.

I understand that CMA is a must however with this property it does not work as well. You may not agree with me on this but sometimes you just have to know the area. In this case the area is great and the property is a two minute drive to the boat ramp (Yes I timed it). The home is in a small neighborhood that consists of 25 homes with one entrance.

The home that has possibly sold (pending)  304K

6911 Marina Shores Ct, Arlington, TX 76016

The property next door just listed 281K

4004 Shores Ct Arlington TX 76016 

My job is at 

4006 Shores Ct Arlington TX 76016

@Harry Lemont / One would assume that staying on top of not only present properties but closing out sold as well is all part of the job. I guess not! This will give me something to look at prior to choosing my professional. THANK YOU!

@Account Closed Well, I'm already higher than the other mentioned comp in my proposed asking price. This is the problem... I'm getting ready to list and this guy comes at a low number that he thinks is reasonable but I'm right next door investing money into a complete remodel and about to sell for a much higher price. Going below his 5k is not an option.

@Frank Jiang Yes, I actually walked his house this morning. This is my first flip however and I need to get this one under my belt to build my confidence prior to my next flip purchase. Maybe it the newbie in me but I'd only purchase the property for 50k+ under market.

Shock awakened me after arriving to my first flip this morning at 6:30 after a 2.5 hour drive and seeing a For Sale sign posted next door. After speaking with the owner they are listing the house way below what I believe they should list for. The owner claims that the sales price was suggested by their listing agent!

I explained that a home comparable to his on the next street is pending a sale of nearly 26k more (4/3 2,749 w/pool VS. comp@ 4/4 2,991 w/pool ). This is a small one entry/exit 25 home neighborhood.

Two things concern me:

1.The neighboring property decreasing my possible sell price.

2. If these are the numbers that are selling in this neighborhood then I'm far off on my married sales price.

Both properties currently for sale are not updated and have their original early 1990's theme. Mine is completely updated with the modern approach 5/4 2,913 no pool however situated on a larger lot in a more appropriate lot lay out.

I do not know what I expect writing this to the community however I feel better already. My proposed listing price may be high but then again it may not be :) I'm really just expressing my frustration with the neighbor whom never mentioned his plans. Now that I'm so close to listing on MLS they post theirs!!!!

WOW, So much information! This is my second day on BP and I'm very pleased with the community. I feel bad as being a newbie I'm asking questions but have no answers for others.

Perhaps I got lucky however I've found a Flat Fee service that includes most of the concerns mentioned. The 1k includes "professional" pictures as well as handling any potential buyers/agents and negotiation. My understanding is they take care of everything including the sign & key box. They have other cheaper services that do not include as many services.  

I did not think about hiring an attorney however I'll look into this. Better save than sorry!
